This role owns project outcomesincluding scope validation, scheduling, budgeting, procurement, subcontractor governance, quality assurance, risk mitigation, stakeholder communication, and final closeout. The CPM serves as the central nexus between office operations and field execution, particularly in insurance-program reconstruction, restoration remodeling, and large-scale reconstruction where regulatory compliance, documentation accuracy, cost control, and customer satisfaction are critical success factors. The CPM represents SERVPRO as a trusted construction advisor to property owners, insurance carriers, national account clients, vendors, and trade partnersupholding the highest standards of transparency, craftsmanship, professionalism, and ethical leadership. Key Responsibilities Project Planning & Operational Coordination Direct project execution from assignment through completion, owning DASH job management, schedule, budget, quality, and compliance outcomes. Validate scope by reviewing all project inputs including DocuSketch360 tours, bid documents, drawings, selections, material specifications, structural requirements, and client directives. Lead cross-functional collaboration with estimating, procurement, construction coordination, and field leadership to finalize project strategy prior to mobilization. Solicit, level-set, and collect subcontractor and vendor bids to confirm alignment with approved cost models. Establish and maintain project schedules, resource plans, and production timelines, with detailed scheduling required for all projects valued at $75K+. Lead pre-construction alignment meetings with clients, field leadership, and internal stakeholders to confirm expectations, constructability, materials, and sequencing. Ensure equipment, materials, and trade scopes are ordered and released in alignment with production timelines to prevent delays. Financial & Contract Management Build, manage, and continuously forecast project budgets in DASH, ensuring margin performance meets profitability expectations. Monitor job cost actuals, track committed costs, validate material and labor spendings, and implement corrective action when financial issues occur. Maintain strict adherence to contract terms, billing schedules, deposit/draw requirements, and approved scopes. Coordinate draw schedules, invoicing, and billing compliance with Accounts Receivable and Accounts Payable to ensure timely payment cycles and funding continuity. Approve subcontractor pay applications only after confirming work validation, documentation completeness, lien-compliance status, insurance coverage, trade quality, and value alignment. Ensure change orders, supplements, and unforeseen conditions are documented, approved, and recovered financially. Subcontractor & Field Leadership Governance Assign and lead project Superintendents and Construction Technicians ensuring clarity of direction, accountability, production readiness, and resource support. Maintain an approved subcontractor and vendor ecosystem; validate onboarding documentation, licensing (when applicable), insurance compliance, background screening (when required), and trade competency prior to deployment or payment. Enforce SERVPRO Construction Jobsite Policy, safety regulations, building-code compliance, and workmanship standards across all partners and personnel. Conduct ongoing performance evaluations of Superintendents, Construction Technicians, subcontractors, and trade partners to ensure quality, professionalism, schedule performance, and contract adherence. Elevate field issues immediately when safety, structural integrity, budget risk, schedule disruption, or customer experience is impacted. Customer, Carrier, & Stakeholder Communication Serve as primary construction representative to customers, insurance adjusters, program clients, national account holders, and name insured parties. Deliver proactive project updates at least weekly, with increased communication frequency required during active milestones, delays, or material changes. Establish project start timelines contingent upon deposit and funding status; adjust and communicate revised start dates when required. Document all project correspondence, approvals, decisions, field notes, supplements, progress and final pictures, and schedule updates within DASH construction management software. Lead technical, contractual, and expectations-management conversations with clarity and authority, ensuring stakeholders remain informed and aligned. Safety, Regulatory, & Quality Compliance Champion Servpros safety culture and ensure all sites meet OSHA standards, building codes, local regulations, and internal policy. Ensure permits are secured, inspections are scheduled, and local authority requirements are met without exception. Conduct site visits to verify safety compliance, quality standards, schedule progression, trade accountability, and material accuracy. Confirm Superintendent-led safety plans are implemented and enforced. Risk, Issue Resolution, & Scope Recovery Identify risks proactively including schedule threats, procurement delays, trade conflicts, structural unknowns, and budget concerns. Lead supplemental-scope validation for unforeseen conditions; coordinate estimating support and carrier approval to ensure cost recovery and documentation integrity. Resolve production barriers, emergencies, and escalations with urgency, precision, and ownership. Project Documentation, Reporting & Closeout Maintain comprehensive project records including approvals, contracts, supplements, progress logs, photos, daily reports, material tracking, warranty records, inspection results, and signed satisfaction documents. Approve Superintendent daily logs and job progress records in DASH construction management software. Lead punch-list creation, assignment, verification, and completion prior to final closeout. Manage final project handoff by directing Construction Coordinator to issue completion documentation, warranty packets, punch-list confirmation, and certificate of satisfaction. Confirm all completion and satisfaction certificates are executed and stored. Insurance Program & Reconstruction Work Maintain daily file correspondence in DASH and/or applicable program platforms, ensuring contract-compliance language is documented consistently. Ensure weekly documentation confirms direct communication with the client or name insured regarding progress and schedule. Validate estimate-to-scope alignment to prevent coverage gaps or approval delays. Education & Experience Requirements High school diploma or GED required; bachelors degree in construction management, Business, or related discipline preferred. Minimum 5 years of experience in residential or commercial construction, large-loss reconstruction, remodeling, or insurance-program repairs. Proven ability to manage concurrent projects from assignment through final closeout. Strong command of construction methods, building codes, safety regulations, structural sequencing, and trade quality standards. Experience with DASH construction management software preferred. Competency in cost estimating, budget governance, contract compliance, and financial forecasting required. Blueprint, contract, and technical drawing literacy required. Valid drivers license and acceptable driving record required. Work Schedule & Travel Full-time role, generally MondayFriday, 8:00 a.m. 5:00 p.m. Extended hours or weekend support required based on project demands. Frequent local travel; occasional overnight travel may be required.
