Job DescriptionDescription: The Director of Facility Operations is a senior leadership role responsible for the strategic oversight, operational excellence, and continuous improvement of all physical facilities, infrastructure, fleet operations, and related services across the organization. This position provides executive leadership in the management of large-scale facility portfolios, fleet operations, preventive & corrective maintenance programs, emergency/crisis response, and vendor ecosystem while ensuring safety, regulatory compliance, cost efficiency, and operational reliability. The successful candidate will be a strategic thinker with strong operational execution skills, exceptional crisis leadership capabilities, and proven experience managing multimillion-dollar budgets and complex vendor relationships. The Director of Facility Operations plays a critical role in protecting people, assets, business continuity, and the organization’s reputation. Strategic Facility & Infrastructure Leadership • Develop and execute long-term facility master plans aligned with organizational growth objectives, • Lead capital planning, major project oversight, and facility expansion/renovation initiatives, • Establish and maintain facility standards, sustainability goals, and space utilization strategies 2. Fleet Management • Oversee entire corporate fleet (vehicles, specialized equipment, and/or heavy machinery), • Develop and implement fleet replacement, optimization, and electrification strategies, • Ensure compliance with DOT regulations, safety standards, and environmental requirements, • Manage fuel, maintenance, telematics, and total cost of ownership programs 3. Maintenance & Reliability Operations • Direct comprehensive preventive, predictive, and corrective maintenance programs for buildings, MEP systems, grounds, and specialized equipment, • Implement and continuously improve CMMS (Computerized Maintenance Management System) utilization, • Establish reliability-centered maintenance practices and asset lifecycle management strategies, • Lead root cause analysis programs and implementation of lessons learned 4. Crisis & Emergency Management • Serve as the primary executive leader for all facility-related emergency/crisis situations, • Develop, maintain, and regularly test comprehensive Business Continuity and Disaster Recovery plans, • Lead rapid response to critical incidents (fires, floods, power outages, structural failures, active shooter, etc.), • Coordinate with local authorities, emergency services, insurance carriers, and regulatory agencies during crises 5. Vendor & Contract Management • Manage a multimillion-dollar portfolio of facility service contracts, • Lead vendor selection, RFP processes, contract negotiation, and performance management, • Establish and enforce rigorous vendor KPI dashboards and service level agreements (SLAs), • Develop strategic partnerships with key vendors and service providers 6. Financial & Budgetary Oversight • Develop and manage annual operating and capital budgets for facilities & fleet ($10M–$100M+ depending on organization size), • Deliver consistent cost savings and cost avoidance through strategic sourcing, energy management, and operational excellence, • Provide transparent monthly/quarterly financial reporting and forecasting 7. Team Leadership & Development • Lead, mentor, and develop a team of facility managers, maintenance supervisors, fleet coordinators, and support staff, • Build a high-performance, safety-first culture with emphasis on continuous improvement, • Establish clear performance metrics and professional development pathways 8. Regulatory Compliance & Risk Management • Ensure full compliance with OSHA, EPA, local building codes, fire codes, ADA, and industry-specific regulations, • Lead risk assessments and mitigation strategies for all facilities and fleet operations, • Maintain required documentation, certifications, and audit readiness REQUIRED QUALIFICATIONS & EXPERIENCE • 10+ years of progressive facility management experience, with at least 5 years in senior leadership role, • Demonstrated experience managing fleet operations (corporate, industrial, or public sector), • Proven track record leading facility-related crisis and emergency response situations, • Strong experience managing large vendor portfolios and complex service contracts, • Experience managing multimillion-dollar operating and capital budgets, • Working knowledge of building systems (HVAC, electrical, plumbing, fire/life safety, vertical transportation), • Professional certifications: CFM, FMP, CFE, LEED AP, CEM, PMP, or equivalent, • Experience with CMMS implementation (IBM Maximo, FM:Systems, Accruent, UpKeep, etc.), • Experience with sustainability/ESG initiatives in facility operations, • Crisis leadership under pressure, • Strategic thinking paired with strong tactical execution, • Exceptional vendor negotiation and relationship management, • Data-driven decision making, • Outstanding communication and stakeholder management, • Change leadership and organizational influence, • Financial acumen and business partnering skills
