Responsibilities • Define the project scope., • Review, plan, estimate, and schedule work assignments on school site improvements, modification of facilities, and/or new construction projects., • Create a construction estimate based on a material takeoff (MTO)., • Create and manage a construction project budget., • Evaluates contractor requests for change orders, makes decisions pertaining to construction problems and resolves conflict., • Maintain effective working relationships with those contacted in the course of work, including architects, consultants, contractors, and school officials., • Create a construction project management plan., • Negotiate with general contractors and subcontractors to obtain profitable construction contracts., • Develop a construction schedule, with project deliverables and milestones., • Prepares Request for Proposal (RFP) and Request for Qualification (RFQ) documents to support school construction and repair projects., • Manage resources such as construction materials, construction workers and equipment., • Assists in the technical development of bid specifications and evaluation of bids provided by contractors., • Allocate and manage resource logistics., • Create status reports for project stakeholders., • Oversee the performance of the general contractor, site manager and other members of the construction team., • Obtain building permits, licenses and meet local LA City code regulations., • Strong team management and leadership skills., • Technical knowledge relating to a wide range of construction methods, materials and legal regulations., • Familiar with LA City building codes and safety standards pertaining to the construction and repair of school facilities., • Problem-solving and conflict-resolution skills., • Excellent written and verbal communication skills., • Project management skills such as time management, project budgeting, resource management and project scheduling., • Bachelor's degree in architecture, civil engineering, construction management or related field is preferred., • Valid unrestricted California Driver's License., • Minimum five to seven years of construction project management experience in a school setting., • Experienced in the construction industry or construction specialties such as plumbing, carpentry or masonry., • Proven risk management experience related to construction projects., • Experienced with rules and regulations related to construction.
