Job Description DIRECTOR, FACILITIES & EXPANSION Department: Operations Reports To: VP of Operations Location: Richardson, Texas Employment Type: Full-Time FLSA Status: Exempt Travel: Approximately 30–50%, based on expansion activity Position Summary WCCTV is seeking a Director, Facilities & Expansion to lead the planning, development, opening, and ongoing optimization of facilities across our growing U.S. operation. This role will own the physical infrastructure strategy required to support WCCTV's continued geographic expansion, including new branch openings, facility relocations, expansions, renovations, lease coordination, site selection support, capital projects, and facility standards. The Director will partner closely with Operations, Sales, Finance, IT, Supply Chain, HR, and executive leadership to translate business growth plans into an executable facilities roadmap. The successful candidate will combine strategic planning with strong project execution and will be expected to personally drive projects from initial market and site evaluation through construction, commissioning, and operational handover. This is a highly visible role requiring strong commercial judgment, project management discipline, vendor leadership, and the ability to deliver multiple expansion projects simultaneously. Why WCCTV? The Director, Facilities & Expansion will play a critical role in determining how WCCTV expands, establishing the infrastructure, standards, and processes required to scale the business successfully. Key Responsibilities U.S. Expansion & Site Development • Develop and execute WCCTV's facilities and physical expansion strategy in alignment with U.S. growth plans., • Translate business expansion priorities into a multi-year branch and facilities roadmap, including anticipated locations, timing, capacity requirements, and capital needs., • Lead the facilities workstream for new market and branch openings from initial concept through operational launch., • Partner with leadership to assess potential markets and determine facility requirements based on headcount, fleet, equipment, inventory, production, service, and sales requirements., • Coordinate site searches and evaluate prospective facilities based on location, accessibility, operational suitability, cost, security, workforce access, and future growth capacity., • Establish repeatable processes that enable WCCTV to open new locations faster and more consistently as the business scales. Real Estate & Lease Management • Serve as WCCTV's primary internal leader for facility-related real estate activities., • Coordinate with commercial real estate brokers, landlords, attorneys, contractors, and other external partners., • Support lease negotiations, renewals, extensions, expansions, and relocations in partnership with Finance and executive leadership., • Maintain visibility of lease terms, renewal dates, notice periods, rent obligations, and other critical facility commitments., • Identify opportunities to improve WCCTV's real estate footprint, utilization, and overall occupancy costs. Construction, Renovation & Project Delivery • Lead new facility build-outs, renovations, expansions, relocations, and major infrastructure projects., • Develop project scopes, schedules, budgets, milestones, and implementation plans., • Manage architects, engineers, general contractors, specialty contractors, furniture suppliers, security vendors, and other project partners., • Manage competitive bidding and vendor selection processes for major projects., • Ensure projects are delivered on time, within budget, and to WCCTV operational standards., • Proactively identify schedule, cost, permitting, construction, and operational risks and develop mitigation plans., • Coordinate facility commissioning and operational readiness prior to opening., • Lead final handover to local Operations teams and ensure all outstanding project items are resolved. Facility Standards & Operational Readiness • Develop standardized facility specifications and design principles for WCCTV branches and operational locations., • Create scalable standards covering office space, warehouse and production areas, equipment storage, inventory, fleet parking, security, IT infrastructure, employee areas, branding, and other operational requirements., • Develop standardized branch-opening playbooks, checklists, budgets, timelines, and vendor requirements., • Partner with IT to ensure network, telecommunications, access control, surveillance, and technology infrastructure are operational before facility launch., • Partner with Operations and Supply Chain to ensure facilities support efficient equipment movement, storage, preparation, deployment, and service., • Partner with HR and business leadership to ensure new locations are ready for employees from Day One. Facilities Management • Provide strategic oversight of WCCTV's existing U.S. facilities portfolio., • Establish preventative maintenance and facility management standards across locations., • Oversee significant repairs, maintenance projects, upgrades, and facility improvements., • Ensure facilities meet appropriate safety, security, regulatory, and operational requirements., • Develop appropriate escalation processes for critical facility issues that could impact business operations. Capital Planning & Financial Management • Develop annual and multi-year facilities capital expenditure plans., • Prepare detailed budgets and financial forecasts for expansion and facility projects., • Track project expenditures against approved budgets and provide regular variance reporting., • Develop cost-per-square-foot, occupancy, construction, and other benchmarks to improve future project planning., • Identify cost-saving opportunities through vendor consolidation, standardized specifications, competitive sourcing, and improved planning., • Partner with Finance to evaluate project ROI, cash requirements, lease economics, and capital allocation priorities. Vendor & Contractor Management • Build and manage a high-performing network of brokers, contractors, architects, engineers, maintenance providers, and other facility partners., • Negotiate pricing, service levels, schedules, and commercial terms., • Establish vendor performance expectations and hold partners accountable for cost, quality, safety, and schedule., • Develop preferred vendor relationships that can support WCCTV's continued national expansion., • Reduce dependence on one-off local solutions by implementing scalable national or regional vendor strategies where practical. Cross-Functional Leadership • Serve as the central point of coordination for major facility and expansion projects., • Partner with Operations, Sales, Finance, HR, IT, Supply Chain, Legal, and executive leadership to ensure expansion projects support business objectives., • Establish clear project governance, ownership, timelines, and decision-making processes., • Provide concise executive reporting on project status, budgets, milestones, risks, and required decisions., • Ensure local leaders understand their responsibilities during facility openings and relocations., • Build organizational confidence that new WCCTV locations will be operationally ready when promised. Qualifications Essential • Bachelor's degree in Business, Construction Management, Real Estate, Engineering, Facilities Management, Operations, or a related discipline, or equivalent professional experience., • 10+ years of progressive experience in facilities, construction, corporate real estate, expansion, or multi-site operations., • Significant experience managing new site openings, relocations, build-outs, and capital improvement projects., • Experience supporting a multi-location or rapidly expanding organization., • Demonstrated ability to manage multiple complex projects simultaneously across different geographic markets., • Strong experience developing and managing project budgets, capital plans, schedules, and financial forecasts., • Experience managing commercial real estate brokers, landlords, contractors, architects, engineers, and other external partners., • Strong contract negotiation, vendor management, and commercial decision-making skills., • Demonstrated ability to influence senior stakeholders and coordinate cross-functional teams., • Strong project management skills with a track record of delivering against aggressive timelines., • Ability and willingness to travel regularly throughout the United States. Desirable • Experience supporting a high-growth national branch expansion strategy., • Experience with warehouse, light industrial, service, fleet, or combined office/operations facilities., • Experience establishing standardized facility designs and branch-opening playbooks., • Experience with lease analysis, commercial real estate transactions, and portfolio management., • Experience implementing national or regional facilities vendor programs., • PMP, CFM, FMP, LEED, or related professional certification., • Experience within security, surveillance, technology, equipment rental, field services, telecommunications, or a similar operationally intensive industry. Leadership Profile The successful Director, Facilities & Expansion will operate as an owner rather than a coordinator. This individual will be comfortable moving between executive-level expansion planning and detailed project execution, including reviewing site options, challenging contractor pricing, resolving construction issues, managing budgets, and ensuring a new branch is genuinely ready to operate.
