As a values-driven organization, we pride ourselves on creating strong client partnerships, developing high-performing teams, and delivering best-in-class parking management solution General Manager – Parking Operations Location: Los Angeles, CA Position Summary: As General Manager, you will be responsible for the overall operational performance, financial success, client satisfaction, business development, and team leadership of assigned parking operations in the Los Angeles market. This position requires a highly motivated, hands-on leader with strong parking and hospitality experience, sound business judgment, exceptional client relationship skills, and a demonstrated ability to identify and pursue growth opportunities. The General Manager is responsible for ensuring operations consistently meet Parkwell's standards for service, safety, financial performance, and operational excellence. This individual will lead and develop on-site managers, supervisors, and frontline team members while creating a culture of accountability, hospitality, and continuous improvement. Business development is a top priority of this position. The General Manager will be expected to actively contribute to Parkwell's growth in the Los Angeles market by strengthening existing client relationships, identifying opportunities to expand services within current accounts, developing new business relationships, participating in prospective client meetings, supporting proposals and presentations, and identifying new opportunities within the market. The ideal candidate has experience managing Commercial Class A properties, medical buildings, and self-park operations and is comfortable operating in a business-to-business (B2B) environment. The General Manager will regularly interact with property managers, ownership representatives, asset managers, tenants, prospective clients, vendors, and other key stakeholders. Success in this role requires someone who can build trusted client relationships, generate and support business opportunities, develop high-performing teams, understand the financial drivers of parking operations, analyze operational data, solve problems quickly, and consistently deliver an exceptional customer and client experience while supporting Parkwell's Vision, Mission, and Values. Schedule This is a full-time position, with 45+ hours per week expected. The schedule will generally be consistent on a weekly basis but is subject to change based on operational and business needs. The General Manager must be willing and able to provide operational support outside of normal business hours when necessary. Position Requirements • Parking and hospitality experience required., • Experience managing Commercial Class A properties, medical buildings, and/or self-park operations strongly preferred., • 3–5 years of parking operations or parking management experience preferred., • 2–3 years of client relationship management experience preferred., • Demonstrated business development experience with the ability to identify opportunities, build relationships, participate in sales efforts, and contribute to new account growth., • Demonstrated experience working in a B2B environment, including building relationships with clients, prospective clients, property managers, property owners, asset managers, and other key stakeholders., • Proven ability to represent an organization professionally in client-facing and prospective-client environments, lead business discussions, resolve issues, and deliver compelling presentations., • Ability to develop and maintain a strong professional network within the Los Angeles commercial real estate, hospitality, parking, and property management communities., • Strong leadership experience with the ability to coach, develop, motivate, and hold teams accountable., • Demonstrated ability to build a positive, people-focused culture while maintaining high performance standards., • Strong financial acumen with experience managing budgets, forecasting, labor, expenses, revenue, and P&L performance., • Strong analytical skills with the ability to interpret operational and financial data and translate findings into actionable improvements., • Experience working with parking technology and systems such as PARCS, LPR, parking aggregators, revenue-control systems, and financial/reporting platforms preferred., • Excellent verbal, written, presentation, and relationship-building skills., • Strong organizational, problem-solving, and decision-making skills., • Ability to effectively manage multiple priorities in a fast-paced operating environment., • Valid driver's license., • Successful completion of criminal and motor vehicle background checks., • Candidates whose management experience is exclusively residential property management may not meet the operational requirements of this position. Duties and Responsibilities Business Development & Growth • Make business development and market growth a top priority within the Los Angeles market., • Proactively identify and pursue new parking management and related service opportunities., • Build and maintain relationships with property owners, property managers, asset managers, commercial real estate professionals, hospitality leaders, developers, and other potential business partners., • Develop a strong understanding of the Los Angeles market and identify properties, portfolios, and relationships that may represent future business opportunities., • Research prospective opportunities and coordinate meetings with potential clients and business partners., • Participate in prospective client meetings, property walks, presentations, proposals, RFP responses, and other business development activities., • Partner with Parkwell leadership to develop strategies for winning new business and expanding Parkwell's presence throughout the Los Angeles market., • Identify opportunities to expand services and revenue within existing accounts., • Maintain visibility in the market and develop relationships that strengthen Parkwell's reputation and create future opportunities., • Maintain an active pipeline of prospective opportunities and provide regular updates to leadership regarding business development activity., • Leverage strong operational knowledge to develop practical, customized parking solutions for prospective and existing clients., • Support successful transitions and openings of new accounts to ensure commitments made during the business development process are successfully executed operationally., • Balance operational excellence with growth, recognizing that strong operations and satisfied clients are among Parkwell's most important business development tools. Operations & Leadership • Provide day-to-day leadership and oversight of assigned parking operations to ensure consistent execution of Parkwell's operational and service standards., • Lead, coach, and develop managers, supervisors, and frontline team members while establishing clear expectations and accountability., • Build and maintain a positive, people-first culture focused on employee engagement, development, retention, and advancement., • Mentor high-potential employees and help develop the next generation of Parkwell leaders., • Conduct regular operational reviews and property visits to evaluate service, staffing, cleanliness, safety, revenue controls, equipment, and overall operating performance., • Step into operations when necessary to support teams, resolve challenges, and maintain service levels., • Identify operational inefficiencies and implement solutions that improve the customer experience, financial performance, and overall operation., • Partner with Human Resources to maintain appropriate staffing levels and support recruiting, onboarding, training, development, and employee relations., • Ensure compliance with all company policies, operating procedures, safety standards, and applicable laws and regulations. Client & Customer Relationships • Serve as the primary point of contact for assigned clients, maintaining strong professional relationships and consistently delivering a high level of client satisfaction., • Develop trusted-advisor relationships with property managers, ownership representatives, asset managers, tenants, and other key stakeholders., • Lead regular client meetings and business reviews, presenting performance results, operational updates, financial information, challenges, opportunities, and recommended solutions., • Understand each client's business objectives and proactively identify opportunities to improve operations and deliver additional value., • Use strong client relationships to support retention, contract renewals, referrals, and organic business growth., • Respond to client concerns with professionalism, urgency, and a solutions-oriented approach., • Maintain professional and responsive customer service standards throughout all assigned operations., • Partner with clients and internal teams to solve problems and continuously improve the parking experience., • Proactively identify additional services or operational solutions that benefit the client while creating growth opportunities for Parkwell. Financial Management • Manage assigned operations to established budget and P&L expectations., • Monitor revenue, payroll, operating expenses, productivity, and other key financial performance indicators., • Participate in annual budgeting, forecasting, and financial planning., • Review financial results and identify trends, risks, and opportunities requiring corrective action., • Implement and maintain appropriate revenue-control procedures., • Identify opportunities to increase revenue, control expenses, and improve operational efficiency without compromising service., • Evaluate potential business opportunities with consideration for operational feasibility, financial performance, staffing requirements, and client expectations., • Ensure purchasing and procurement follow Parkwell's established expense and approval procedures. Reporting, Technology & Performance • Analyze information from multiple systems, including PARCS, LPR, parking aggregators, financial platforms, and other operational technology, to identify trends and opportunities., • Prepare accurate and timely operational, financial, staffing, client, and business development reports., • Use data and key performance indicators to drive decision-making and establish accountability across the operation., • Ensure parking equipment, technology, and revenue-control systems are properly utilized and operational issues are escalated and resolved promptly., • Maintain accurate documentation as required by clients and Parkwell. What Success Looks Like A successful General Manager builds an operation where clients trust the Parkwell team, employees understand what is expected of them, customers consistently receive excellent service, the business delivers strong financial results, and new opportunities are continuously being developed. Success will be measured not only by operational and financial performance, but also by the General Manager's ability to retain existing business, expand current client relationships, build a strong network in the Los Angeles market, maintain an active pipeline of opportunities, and contribute directly to Parkwell's growth. The General Manager should be visible, engaged, and willing to work alongside the the parking industry.
