About the Role The Superintendent is a critical leadership role responsible for the on-site management of construction projects, with a primary focus on tilt-wall construction for industrial development in Waco and Central Texas. This position ensures that all construction activities meet Partners Construction’s rigorous quality, safety, and schedule standards. The Superintendent oversees daily operations, coordinates subcontractors and suppliers, enforces Standard Operating Procedures (SOPs), and maintains strict adherence to safety protocols and regulatory requirements. With expertise in tilt-wall construction, the Superintendent manages site logistics, resolves on-site challenges, and drives project success through effective communication and collaboration with Project Managers, the Director of Construction, and PDC Development Company stakeholders. This role is pivotal in delivering cost-efficient, high-quality projects that align with Partners core values of excellence, accountability, and client focus. Reports directly to the Project Manager and collaborates with the SVP Construction, Development/Construction Coordinator, and Accounting Specialist to ensure project alignment with budget, schedule, and quality goals. What You'll Do (Key Responsibilities) On-Site Construction Management (Tilt-Wall Focus): • Oversee all on-site construction activities, ensuring compliance with project specifications, architectural plans, and structural requirements for tilt-wall construction, including precast panel erection, bracing, and connections., • Manage the tilt-wall process, including site preparation, panel casting, rigging, lifting, and final alignment, ensuring precision and safety per industry standards., • Coordinate with structural engineers, crane operators, and concrete subcontractors to ensure tilt-wall panels meet design tolerances and project timelines., • Direct subcontractors, suppliers, and inspectors to maintain schedule adherence, using the Construction Schedule SOP and 3-Week Look Ahead SOP., • Enforce subcontractor compliance with Master Subcontract Agreements (MSAs) and Work Orders ensuring timely delivery of materials and services for tilt-wall and sitework tasks., • Resolve conflicts or delays with subcontractors, coordinating with the Project Manager to adjust schedules or budgets as needed., • Implement the Partners Construction Safety Plan, conducting daily site inspections to ensure compliance with OSHA standards, particularly for high-risk tilt-wall activities like panel lifting and crane operations., • Enforce Personal Protective Equipment (PPE) usage, fall protection, and hazard communication protocols, maintaining a zero-incident safety culture., • Post required job site notices (e.g., OSHA, EEO, workers’ compensation posters) and maintain safety documentation (e.g., incident reports, training logs) for audits., • Perform regular site inspections to monitor tilt-wall construction quality, ensuring panels are plumb, level, and free of defects, and verifying compliance with structural drawings and ACI standards, • Manage third-party inspections (e.g., city, structural) for tilt-wall and sitework, securing Certificates of Occupancy and other permits., • Address quality issues promptly, coordinating corrective actions with subcontractors and documenting via Work Orders., • Maintain accurate daily logs, progress reports, and incident reports in Procore and Yardi, ensuring transparency for Project Managers and PDC stakeholders., • Track RFIs, submittals, and change orders using the RFI Log SOP and Submittal Log SOP, ensuring timely resolution for tilt-wall and MEP installations., • Manage site logistics for tilt-wall construction, including crane staging, panel storage, and traffic control, ensuring minimal disruption to adjacent sites., • Resolve on-site issues (e.g., weather delays, subcontractor shortages) through proactive coordination with the Project Manager, maintaining budget and schedule integrity., • Ensure compliance with environmental regulations, such as Stormwater Pollution Prevention Plans (SWPPPs) for sitework. What You'll Have Minimum Qualifications • Associate’s or Bachelor’s degree in Construction Management, Civil Engineering, or a related field, or equivalent field experience (minimum 10 years)., • 7–12 years of on-site construction management experience, with at least 5 years specializing in tilt-wall construction for industrial or retail projects, demonstrating expertise in panel casting, erection, and finishing., • In-depth knowledge of OSHA regulations (29 CFR 1926), Texas construction law, and industry standards for tilt-wall construction (e.g., ACI 318, Tilt-Up Concrete Association)., • Proven experience managing subcontractors, cranes, and concrete operations, with a track record of delivering projects on time and within budget., • Proficiency in construction management software, including Procore (preferred), Yardi, Microsoft Project, and Excel, for scheduling, reporting, and documentation., • OSHA 30-Hour Construction Safety Certification required; additional certifications (e.g., ACI Concrete Field Testing Technician, Tilt-Up Supervisor) preferred., • Exceptional leadership, communication, and problem-solving skills, with the ability to manage diverse teams and resolve conflicts under pressure., • Valid Texas driver’s license and ability to travel between Houston and Central Texas job sites., • Experience with industrial flex space and cold-dark shell construction., • Ability to work outdoors in varying weather conditions, including heat and humidity typical of Texas., • Capability to navigate active construction sites, climb ladders, and lift up to 50 pounds for inspections and site management.
