Job Description Director of Sales — ROOST Rainey, Paseo Austin Location: Paseo (Austin) | 80 Rainey St, Austin, TX 78701 Websites: About the Brand & Property Method Co. is a vertically integrated development, design, and hospitality company specializing in high-design residences, hotels, and restaurants. ROOST —known for its blend of apartment-style living and hotel-level service—has been successfully launched in several major U.S. cities. ROOST Rainey will open within The Paseo, a new luxury residential and mixed-use development located in Austin’s vibrant Rainey Street district. The property will bring the ROOST extended-stay hotel experience to Austin for the first time, combining thoughtfully designed, apartment-style accommodations with the energy and amenities of The Paseo. With skyline views, curated interiors, and a dynamic live-work-play environment, ROOST Rainey will serve as a stylish and comfortable retreat for both short- and long-term guests in the heart of downtown. Role Overview The Director of Sales will lead all sales and revenue-generation activities for ROOST Rainey at Paseo. This role is responsible for developing and executing sales strategies, building and managing a high-performing sales team (internal or external as appropriate), monitoring market and competitor activity, forging strategic partnerships, and working cross-functionally with Marketing, Operations, Revenue Management and Method Co.’s leadership to achieve property performance goals. The Director will report to the General Manager and act as the ambassador for the ROOST brand in the Austin market. Key Responsibilities • Develop and execute a comprehensive sales strategy for ROOST Rainey: target extended-stay occupancy, corporate accounts, group/contract business and ancillary revenue streams., • Set and manage monthly/quarterly/annual sales targets (units leased, occupancy %, revenue per unit, etc) in alignment with business plans, and track performance vs. forecast., • Build, lead, coach and motivate the sales/leasing team: provide training on brand standards, customer journey, closing techniques, CRM usage, pipeline management and reporting., • Manage pipeline and lead generation efforts: collaborate with Marketing to drive digital leads, onsite tours, referral programs, community outreach, corporate partnerships, relocation firms, etc., • Develop and maintain relationships with key external partners: brokers, relocation agencies, corporate clients, real-estate agents, local business and development community, networking groups, associations., • Monitor market trends in downtown Austin / Rainey Street / luxury residential/extended-stay segments: competitive set leasing data, new supply, demand drivers, pricing dynamics, amenities uptake., • Work closely with Revenue Management/Finance to advise on pricing, concessions, promotions and inventory availability to meet revenue goals while preserving brand integrity., • Provide regular sales/forecasting reports to senior leadership: status of pipeline, lost deals analysis, occupancy and revenue metrics, market intelligence, action plans., • Participate in brand positioning and community outreach: represent ROOST brand at local events, support property marketing, participate in property tours, provide feedback on amenity offerings, collaborate with design/operations for maximizing appeal and differentiators., • Ensure the sales process aligns with Method Co.’s brand standards, guest/resident experience protocols, and compliance/ethics. Qualifications & Skills • Minimum of 8-10 years of progressive sales experience in hospitality/extended-stayenvironment; prior director/senior leadership level preferred., • Proven track record of achieving occupancy and revenue targets in a luxury hotel, • Strong knowledge of downtown urban residential markets (ideally Austin or major US market), luxury product, extended-stay and/or serviced-apartment segment., • Excellent leadership and team management skills: recruiting, coaching, performance management, developing talent., • Outstanding communication and presentation skills: ability to influence senior executives, brokers, corporate clients, and community stakeholders., • Analytical mindset: able to interpret market data, leasing metrics, pricing dynamics, and translate into actionable plans., • Highly organized and process-oriented: will oversee pipelines, CRM system, reporting, forecasting and deal tracking., • Entrepreneurial and self-driven: able to launch and build a sales engine in a new market/property, with resilience and adaptability., • Strong networking and relationship-building skills in the Austin community is a plus., • Proficiency with leasing CRMs, Microsoft Office (Excel, PowerPoint), reporting tools and ability to adapt to internal systems., • Bachelor’s degree in business, hospitality, real estate or related field; advanced degree is a plus. Metrics of Success • Achieve/exceed leasing targets (units leased, occupancy %) and revenue benchmarks in line with business plan., • Meet or exceed revenue per available unit (RevPAU) or extended-stay revenue targets., • Maintain or improve average lease term, renewal rates, conversion rates from lead to lease., • Maintain high quality of resident/guest experience during hand-off; minimal vacancy downtime; positive net operating income contribution., • Build and maintain a robust pipeline of prospects and partnerships; leading indicators (qualified leads, tours, broker engagements, corporate contracts) show healthy forward momentum., • Positive relationship and alignment with Marketing, Operations, and brand leadership resulting in consistent brand messaging, positioning and high-touch guest/resident satisfaction.
