We are seeking an engaged and experienced General Mechanic (Hotel Engineer) to join our Engineering Team in providing exceptional customer service and exceptional experiences to our guests Responsibilities include, but are not limited to: * Ability to build ensure professional and informative interactions with all guests and staff members alike * Precisely and effectively complete all allocated work orders every day or report inadequate orders to the Director for rescheduling * Comply with Hotel processes to effectively perform all maintenance, installation, or repair as needed * Experienced with Painting, Spackle, Light plumbing and electrical * Ability to use ladders of different styles; complete work at elevated areas * Complete tasks on/around rooftop areas, chillers, water towers, etc. * Strong working knowledge of hand and power tools * Working in tight spaces * Ensure all hotel equipment is maintained and repaired as needed for full functionality * Follow the most recent state and government legislative codes, laws, and prerequisites * Identifying issues, creating or providing solutions, take actions to ensure that guest- related issues are resolved promptly once received, and provide the best possible outcome for guest satisfaction * Ensure daily before shift ends to fill out engineering reports to record all that was completed on your shift or pass-on information for the next shift * Ensuring all job requests from all areas of the hotel are responded to in a timely and effective manner. * Collaborate with different departments like carpenter, electricians, overnight engineers, painter’s, outsourced contractors in finalizing, changing, altering, remodeling, fixing any area of the Hotel * Follow all safety guidelines of a fire safety director in the case of an emergencies * Ensure FSD logbooks are always up to date with current activities of the hotel * In case of emergencies, communicate with the fire department and monitor fire command station * Make announcements to the building in case of false alarms, tests or real emergencies as a FSD * Ensure boiler cleaning logs are always up to date and cleaned as necessary according to boiler guidelines * Precisely record equipment readings, meter readings and keep up exact logs in a clear and legible way * Ensure that guest room preventative maintenance is done according to procedures set forth by the Chief engineer whether weekly, monthly, or quarterly * Ensure guest room and public area filters are changed frequently as instructed by the Director Job Requirements * Previous hotel engineering experience preferred * At least 2 years of Hotel Engineering experience, preferably in a New York City Hotel * Strong working knowledge mechanical systems, painting/spackling light plumbing and light electrical * Great communication skills, professional demeanor and appearance * Ability to prioritize work, meet deadlines, and concentrate on detail in a fast-paced work environment * Must be able to follow basic safety procedures and precautions due to physical risks * Demonstrates interpersonal and communication skills, both written and verbal * Able to work in a team environment and welcome feedback and direction * Capable of standing for prolonged periods of time * Ability to frequently reach, bend, stoop, climb up and down stairs, walk, and carry multiple objects * Flexible schedule to include day shift, night shift, weekends and holidays Preferred Qualifications * Local candidates only * U.S. Citizenship/Work Authorization required * 2-3 years of experience as an engineer working in the service industry * FSD Certification a plus * Verbal and Written communication skills * Be able to speak, write and understand the primary language of the workplace * Ability to lift, push or pull 50 pounds * Proficiency in MS Office and possess basic computer skills * Be able to work Flexible shift if needed Education: * High school or equivalent (Required) * 2 Year/ 4 Year Degree from an accredited College/University (Preferred) License/Certification: * Relevant Advanced trainings and certifications preferred * FSD certification Equal Employment Opportunity employer. Job Description Ecotone seeks a skilled finish carpenter with experience in commercial and luxury projects in NYC. We aim to identify an individual with a background in the trades, who thrives in being hands-on with a small team, knows their way around the wood shop and job site, and enjoys building. This individual can manage detailed finish carpentry installations, technical millwork installations, fine woodworking details, and coordination between our Brooklyn shop and job site locations. A requisite for this job is a familiarity with the logistics and challenges of a city-based installation team on job sites in and around the city. This individual should also have experience in a woodshop and with production techniques of install-ready components. Work would be split between fabrication work at the shop and installation work on job sites, sometimes requiring more shop work and sometimes requiring more installation work. Responsibilities • Success in this position depends primarily on a passion for building., • This critical role player should be at home in the field and the shop with other trades, working closely with management and in-house construction and design teams., • Our operation is a design and build, so this role requires a technical understanding of custom millwork and a willingness to work alongside designers to incorporate technical knowledge of the process into the design for logistical considerations., • Comfortable with taking the lead on developing and implementing installation processes., • As a critical role player, this individual should understand what contributes positively to our culture., • Strong communication skills, excellent follow-through, and a detail-oriented inclination are prerequisites., • Takes an intermediate to lead role in various phases of millwork production and on-site millwork installations, including but not limited to the following:, • Millwork panels, • Custom wooden benches, • Plywood casework, • Tongue and Groove cladding, • Finish / Trim Carpentry, • Works alongside other installers and fabricators when required., • Willingness to travel within NY and NJ for occasional travel installations., • Provides clarifications and in-field solutions to the construction and design teams during the fabrication and installation. Job Description General Summary The building Superintendent is to maintain the physical integrity of the property. This involves insuring a safe, secure, and comfortable living environment for residents, visitors and staff. The building Assistant Superintendent will carry out assigned duties in a safe manner and other duties as requested by the Superintendent and/or Property Management personnel. Essential Job Functions/Responsibilities: A building Superintendent must possess a variety of skills encompassing most of the construction trades, including: basic skills as an electrician, carpenter, plumber, mechanic, painter, HVAC technician and roofer, as well as being able to perform all the responsibilities of a porter, should the situation warrant. The building Superintendent must always remain aware of their limitations and request the services of a professional when the worker’s lack of expertise requires it. The building Superintendent will oversee or be involved with such items as touch up paint in the lobby, repair of a faulty house lock, troubleshooting an open electrical short, replacement of a faucet, proper handling of an extension ladder and inspection of resident issues all in the same day. The work involves building management, project management, report production, and using state of the art property management software to achieve results at the residential building. • Vacant Apartments: Daily inspections of all vacant apartments. Direct staff accordingly to complete tasks in vacant apartments. Ensure apartments labeled as ‘READY” are perfect on a daily basis., • Plumbing: includes the repair, replacement or installation of faucets, pipes, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines., • Electrical: includes troubleshooting, repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights and GFI receptacles., • Painting: Oversee and schedule painting needs in common area and apartments, • Appliance repair: includes the repair, replacement, or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, and air conditioners., • Groundskeeping: maintain neat and safe conditions between weekly landscape contractor visits. Report, • Cleaning/housekeeping includes supervision of staff to ensure we maintain a tidy appearance in shared community locations, such as the leasing office lobby, clubhouses, and fitness or recreational areas., • Snow removal: includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down rock salt/ice melt products atop icy surfaces to prevent slipping., • Customer service: includes professional, prompt and courteous correspondence with residents when providing maintenance services, and with contracted vendors that provide additional facility services., • Time management: includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency., • Represent Gateway in a professional manner as reflected by personal appearance, attention to detail, jobsite cleanliness, customer service and safety., • Document and record all work, purchases, deliveries, accidents, and any other related items in a timely, professional manner following company guidelines., • Respond to emergencies as needed including nights and weekends, being on-call with a cell phone., • Record all inspections and related maintenance on appropriate forms in an accurate and timely manner as per company guidelines., • Prioritize all work to minimize vacancy loss, prevent property damage, and provide a high level of service to the residents., • Inventory Control: Be knowledgeable of inventory levels of spare parts and supplies and inform the Superintendent and/or management personnel of shortages., • Mechanical systems: Inspect and maintain boilers, pumps & other mechanical systems. Report concerning issues to the superintendent or management personnel., • Supervise: As part of a management team effort provide supervision of building staff (Security Guards / Handymen / Porters/ Doormen), • Identify: Responsible for identifying any building work that is required and communicate it to the Sr. Superintendent /Property Manager., • Vendor Management: Shared responsibilities to supervise any contractor work in the building., • Compliance: Shared responsibilities to ensure overall compliance of all equipment and systems., • Service Contracts: Responsible for monitoring & managing all service contracts for the building., • Cleanliness / Curb Appeal: Responsible for cleanliness & appearance of the building., • Inventory: Responsible for inventory management of all cleaning supplies & materials., • Service Requests: Responsible for the timely completion of all tenant service requests., • Apartment Turnover: Responsible for the timely preparation of apartment turn-over process, • ADP Payroll & Union Staff Time Off Management – Work with Sr. Superintendent to ensure union payroll is completed as per deadlines. Manage union staff time off to make sure all positions are properly covered. Qualifications: • Proficient knowledge: Knowledge of carpentry and building maintenance, safe operation of basic hand and power tools, oil burner systems, heating and ventilation systems, electrical systems, appliance maintenance and maintenance, workplace safety and safe lifting and handling procedures, as well as the knowledge of when to contact qualified service personnel., • Abilities: Applicant must have the physical strength to lift cleaning materials and heavy equipment, physical stamina for being on their feet all day, • Professional Certification: FDNY certificates of fitness for operating a low-pressure boiler and residential sprinkler systems., • Experience: 5 to 8 years of experience as a building Superintendent., • Manage Staff: 3-to-5-year experience supervising a diverse staff., • Interpersonal & Communication: Excellent verbal & written communication and interpersonal skill including conflict resolution necessary for working with staff and coworkers., • Diversity: Experience working with people of different income levels and ethnic backgrounds., • Organization: Proficient in the use of paper and software organizational systems., • Computer Skills: Must be proficient and comfortable using the computer and a full suite of software programs, • Must be able to work effectively in a fast paced, dynamic environment, • Must be able to quickly organize and shift priorities, • Must be able to meet tight deadlines with quality work, • Must have a strong & committed work ethic An employee in this position must be knowledgeable and skilled in a variety of trades: • Working knowledge of boilers and building systems, • Working knowledge of mechanical systems, • Working knowledge of general plumbing, • Working knowledge of electricity and electrical systems, • Working knowledge of carpentry, • Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents.
