Job Function The Maintenance Repairer performs skilled and semi‑skilled maintenance, repair, and renovation work to maintain OHA public housing properties, administrative facilities, and grounds. This position completes assigned work orders, supports vacant unit turnover, participates in an after‑hours emergency on‑call rotation, and ensures properties are maintained in compliance with HUD physical condition standards, OHA policies, and applicable safety regulations. Essential Functions • Perform skilled and semi‑skilled repairs to residential units, common areas, offices, and grounds, including scattered‑site properties, developments, and high‑rise buildings., • Repair and replace plumbing fixtures and systems, including sinks, pipes, faucets, wax seals, drains, water heaters, and sewer line blockages., • Repair interior electrical systems, including switches, outlets, wall plates, breakers, fuses, and related components., • Repair or replace doors, windows, locks, cabinets, shelving, countertops, flooring, frames, and screens., • Repair interior and exterior structural damage, including drywall, ceilings, floors, siding, roofing, and minor foundation issues., • Perform sheetrock installation, patching, painting, plastering, and general finish work., • Repair and perform preventive maintenance on OHA‑furnished appliances and equipment, including ranges, refrigerators, furnaces, and air conditioning units; instruct residents on proper use and care., • Prepare vacant units for re‑rental within established quality standards and turnaround timeframes., • Complete work orders accurately and timely, ensuring materials and inventory used are properly documented., • Maintain property grounds, including litter removal, landscaping, trimming, planting, mulching, and general upkeep., • Maintain daily communication with supervisory staff to receive assignments and report work status; complete required documentation and logs., • Maintain regular contact with residents while performing work and respond professionally to resident concerns., • Maintain assigned vehicle usage logs and report vehicle maintenance needs as required., • Ensure compliance with HUD Uniform Physical Condition Standards (UPCS), OSHA safety requirements, and OHA safety policies at all times. Additional Responsibilities • Participate in an after‑hours emergency on‑call rotation and respond to emergency maintenance calls as assigned., • Assist with snow removal, seasonal cleanup, and yard work as needed., • Provide backup support to utility workers and assist other maintenance staff as needed., • Assist with special projects and provide training or guidance to other staff when assigned., • Work evenings, weekends, or alternate shifts based on operational needs., • Perform other duties as assigned. Qualifications • High school diploma or equivalent., • Knowledge of methods, materials, tools, and equipment used in at least two building trades., • Knowledge of occupational hazards and safety practices related to maintenance and construction work., • Ability to understand oral and written instructions and complete assignments with minimal supervision., • Ability to communicate effectively and professionally with residents, coworkers, supervisors, contractors, and individuals from diverse socio‑economic backgrounds., • Must possess and maintain a valid driver’s license and be insurable under the OHA Auto Insurance Policy. Working Conditions • Regular exposure to outdoor weather conditions including heat, cold, rain, snow, and ice., • Work may be performed in occupied residential units, high‑rise buildings, scattered‑site housing, confined spaces, or from ladders and scaffolding., • Position may involve interaction with individuals who are frustrated or experiencing barriers., • Noise level is generally moderate. Abilities • Ability to stand for extended periods and perform physical activity including bending, twisting, climbing, reaching, and lifting., • Regularly lift and/or move up to 50 pounds; frequently lift and/or move up to 100 pounds; occasionally lift more than 100 pounds., • Visual abilities include close vision, distance vision, color vision, depth perception, peripheral vision, and ability to adjust focus.
