• Company Overview LD&D is a real estate development and investment firm focused on delivering thoughtfully designed, high-quality residential, mixed-use, hospitality, and commercial projects. Our team is involved across the full real estate development lifecycle, including acquisitions, design, entitlements, permitting, financing, construction, leasing, asset management, and project closeout. As LD&D continues to grow its development platform, we are seeking a highly capable, organized, and proactive development professional to join our team and work directly with the Managing Director of Development. This role is intended for someone with a strong foundation in architecture, construction, engineering, or owner-side development who is ready to help manage complex projects from concept through completion. • Position Overview The Senior Associate / Project Manager, Development Management will support and help lead the execution of active development projects across design, permitting, budgeting, construction, consultant coordination, municipal approvals, reporting, and closeout. This is a hands-on, owner-side role that requires strong judgment, communication, organization, and follow-through. The ideal candidate is comfortable coordinating across architects, engineers, consultants, general contractors, municipalities, lenders, investors, internal finance/accounting teams, and ownership. We are particularly interested in candidates who have either: • Started their career in architecture, design, planning, or engineering and later transitioned into development, owner’s representation, or project management; or, • Started their career in the general contractor / construction management world as a project engineer, assistant project manager, project manager, superintendent, assistant superintendent, or similar role and later transitioned into development or owner-side project management. The successful candidate will help LD&D build a more scalable, disciplined, and collaborative development management platform while remaining directly involved in the day-to-day execution of projects. • Key Responsibilities • Support and help manage real estate development projects from predevelopment through construction, turnover, closeout, lease-up, and/or sale., • Coordinate with architects, engineers, consultants, expediters, contractors, construction managers, municipalities, utility providers, lenders, investors, and internal stakeholders., • Assist in managing design development, consultant deliverables, drawing coordination, permitting, entitlement processes, and municipal approvals., • Track project schedules, critical milestones, permitting status, open issues, decisions, risks, and action items., • Assist with project budgets, predevelopment budgets, development pro formas, cash flow projections, cost reports, change orders, pay applications, consultant proposals, and contract tracking., • Support the preparation and maintenance of project trackers, risk registers, action plans, meeting agendas, meeting minutes, executive summaries, and monthly project reports., • Review plans, specifications, proposals, scopes of work, RFIs, submittals, pay applications, and change order requests for completeness, alignment, and potential owner risk., • Assist with procurement, bid leveling, GMP review, contractor coordination, construction logistics, long-lead tracking, and value engineering efforts., • Coordinate with finance, acquisitions, accounting, asset management, and operations teams to ensure project-level information is accurate and current., • Help identify project risks early and escalate issues with thoughtful recommendations and proposed solutions., • Support the refinement of LD&D’s internal development processes, reporting systems, templates, trackers, and standard operating procedures., • Maintain a high level of organization and accountability across multiple active projects and workstreams. • Qualifications • Bachelor’s degree in architecture, engineering, construction management, real estate, business, finance, or a related field required., • Master’s degree in real estate development, business, architecture, engineering, construction management, or a related field preferred but not required., • Approximately 5-10 years of total relevant experience preferred, ideally including a mix of architecture, construction, engineering, development, owner’s representation, or project management., • Minimum of 2-3 years of owner-side development, owner’s representation, or development project management experience strongly preferred., • Strong understanding of the real estate development process, including design, permitting, budgeting, construction, consultant coordination, and project closeout., • Experience reviewing drawings, consultant scopes, schedules, budgets, pay applications, change orders, and project reports., • Strong proficiency in Microsoft Office, including Excel, Word, PowerPoint, Outlook, and Project., • Experience with Bluebeam, Procore, Sage, Smartsheet, MS Project, or similar project management / construction management platforms is a plus., • Excellent written and verbal communication skills., • Highly organized, detail-oriented, proactive, and capable of managing multiple priorities at once., • Ability to work in a fast-paced, entrepreneurial environment with a high degree of ownership and accountability., • Strong problem-solving skills and the ability to synthesize technical, financial, design, and construction-related information., • Comfortable working collaboratively while also independently driving tasks to completion. • Ideal Candidate Profile The ideal candidate is a high-agency development professional who can operate between strategy and execution. They understand that successful development requires strong design management, disciplined cost and schedule control, proactive communication, and careful coordination across many parties. This person should be comfortable reviewing detailed project information while also understanding the broader ownership goals. They should be able to anticipate issues, organize next steps, follow up with consultants and contractors, and keep leadership informed without requiring constant direction.
