Job Description Job Title: Leasing Manager Property: The Vive Collection - 1,245 Unit Community Location: San Diego, CA Reports to: Community Manager Position Summary The Leasing Manager is responsible for driving all leasing operations, ensuring occupancy and revenue goals are achieved while maintaining Sunroad’s high standards for customer service and professionalism. This position leads the leasing team, oversees day-to-day sales activity, and ensures that every prospect and resident interaction reflects the quality and brand of The Vive Collection. The ideal candidate is a motivational leader with strong sales skills, exceptional communication, and a data-driven approach to performance. You will coach, train, and inspire your team to deliver results while fostering an environment of excellence and accountability. Core Responsibilities 1. Leadership & Team Development • Lead, mentor, and motivate the leasing team to meet occupancy, conversion, and renewal goals., • Train leasing consultants in sales techniques, phone and email etiquette, follow-up standards, and Sunroad policies., • Conduct regular performance reviews, team meetings, and one-on-one coaching sessions., • Foster a collaborative, energetic, and customer-focused leasing culture., • Partner with the Community Manager and Assistant Community Manager to align leasing goals with operational and financial objectives. 2. Leasing & Sales Performance • Oversee the full leasing process, ensuring consistent follow-up, professional presentation, and timely closing of leases., • Ensure the team meets or exceeds target tour-to-lease conversion ratios., • Monitor daily traffic, lead-to-tour conversion, and application-to-lease metrics., • Analyze leasing reports and adjust strategies based on performance trends., • Manage lead distribution and ensure CRM data integrity., • Personally handle high-priority prospects or complex leasing inquiries. 3. Marketing, & Outreach • Partner with the Community Manager and marketing team to execute property marketing strategies, promotions, and outreach initiatives., • Ensure leasing materials, floor plan availability, and online listings are accurate and up to date., • Coordinate open houses, community events, and off-site marketing efforts to drive qualified traffic., • Provide feedback on marketing effectiveness, competitive pricing, and local market trends., • Maintain relationships with local businesses and relocation partners to enhance community exposure. 4. Customer Experience & Resident Relations • Ensure all leasing and resident interactions reflect professionalism, warmth, and efficiency., • Respond promptly to prospect and resident inquiries, ensuring consistent communication within 24 hours., • Support resident retention by assisting with renewal presentations and outreach., • Collaborate with the Resident Services and Maintenance teams to ensure a seamless move-in experience., • Promote a positive community reputation through exceptional service and proactive engagement. 5. Reporting & Compliance • Maintain accurate leasing records, applications, and move-in documentation in Yardi, RealPage, or Entrata., • Review weekly leasing reports with the Community Manager to track progress toward goals., • Ensure full compliance with Fair Housing laws and company policies. Success in this supervisory role will be measured by: Leasing & Occupancy KPIs: • Physical Occupancy: Maintain an average occupancy rate of 95% or higher., • Economic Occupancy: Maintain an average of 93% or higher., • Tour-to-Application Conversion: Achieve a team average minimum conversion rate of 40%., • Renewal Conversion Rate: Achieve a minimum annual renewal rate of 55%., • File Audit Score: Achieve 98% or higher on all internal and external leasing file audits., • Experience: Minimum 3–5 years of experience in multifamily leasing, with at least 1–2 years in a supervisory or lead leasing role., • Property Size: Experience at a large-scale (300+ unit) community is required; 1,000+ units preferred., • Sales Skills: Proven track record of exceeding leasing goals and driving occupancy results., • Leadership: Ability to train, motivate, and hold a team accountable while fostering a positive, high-energy environment., • Customer Service: Strong interpersonal and communication skills with a solutions-oriented approach., • Software: Proficiency in Yardi, RealPage, or Entrata required., • Professionalism: Strong organization, time management, and attention to detail., • Competitive base salary and performance bonus, • Comprehensive benefits package (Medical, Dental, Vision), • 401(k) with company match, • Paid Time Off (Vacation, Sick, Holidays), • On-call stipend Sunroad is committed to providing reasonable accommodations to qualified individuals with disabilities to ensure equal employment opportunities and access to all programs, services, and activities.
