Cross-Fire & Security CO., an Altus Fire & Life Safety Company, located in Astoria, NY is looking for a Senior Fire Alarm Project manager to join our team! The Senior Project Manager is responsible for managing and delivering complex fire alarm/ARCS projects throughout New York City, from contract award through final approval and closeout. This role requires extensive knowledge of FDNY and NYC Department of Buildings (DOB) requirements, strong leadership capabilities, and the ability to manage multiple service-based projects in occupied buildings. The Senior Project Manager serves as the primary liaison between clients, internal teams, FDNY plan examiners and inspectors, DOB officials, and field personnel to ensure projects are completed safely, on time, within budget, and in full compliance with NYC codes and regulations We value our well-being just as much as our hard work. We are committed to a holistic approach towards benefits plans and programs that support the mental, physical and financial well-being of our team members.ResponsibilitiesProject Management & Execution • ·Manage multiple fire alarm service projects including inspections, repairs, violations, retrofits, upgrades, and system replacements, • Develop and maintain project schedules, budgets, manpower plans, and material coordination, • Ensure compliance with FDNY rules and bulletins, NYC Building Code, NFPA 72, and NFPA 70 (NEC), including local amendments, • Lead project kickoff meetings and oversee execution through final FDNY approval, • Track project costs, change orders, billing, and profitabilityFDNY & DOB Coordination, • Serve as primary point of contact with FDNY Bureau of Fire Prevention, Fire Alarm Inspection Units, and plan examiners, • Coordinate FDNY plan submissions, objections, approvals, and acceptance testing, • Manage NYC DOB filings, permits, and closeouts using DOB NOW and other required systems, • Schedule and attend FDNY inspections and acceptance tests, • Oversee correction of deficiencies and removal of FDNY or DOB violationsTechnical Oversight, • · Review fire alarm drawings, submittals, and as-built documentation, • · Ensure systems are installed and serviced in accordance with approved FDNY plans, • · Provide technical guidance on fire alarm/ARCS design panels, devices, signaling line circuits, and system integrations (sprinkler, suppression, elevator recall, BMS, etc.), • · Coordinate testing and commissioning with licensed installers and Certificate of Fitness holders (e.g., S-98)Client & Stakeholder Management, • Act as the primary customer contact throughout the project lifecycle, • Communicate project status, schedules, risks, and changes clearly to building owners, property managers, and facility teams, • Coordinate with general contractors, engineers, consultants, and building management, • Resolve issues professionally to maintain strong long-term client relationshipsTeam Leadership & Mentorship, • Lead and mentor Project Managers, Service Coordinators, and Field Supervisor, • Support technician development and ensure proper staffing of NYC-licensed personnel, • Participate in workload planning, performance management, and training initiatives, • Promote a culture of accountability, safety, and qualityFinancial & Administrative Responsibilities, • Prepare and manage project budgets, forecasts, and cost tracking, • Liaise and coordinate percentage of completion with the accounting department, • Review and approve change orders and ensure timely and accurate billing, • Support estimating and service sales teams with technical input when needed, • Ensure complete and accurate project documentation and closeout packagesSafety & Compliance, • Enforce company safety policies and OSHA requirements, • Ensure all work complies with NYC safety standards and site-specific requirements, • Participate in safety meetings, audits, and incident reviews as requiredRequired Skills, • 7+ years of experience in the fire alarm industry, with at least 3–5 years in project management, • Demonstrated experience managing fire alarm service projects in NYC, • Strong working knowledge of FDNY requirements, inspections, and approvals, • Experience with NYC DOB permits, filings, and closeouts, • Proven ability to manage multiple concurrent projects in occupied buildings, • NICET Level III or IV – Fire Alarm Systems, • FDNY Certificate of Fitness knowledge and coordination experience (e.g., B-03, S-98), • Factory certifications (Notifier, Simplex, Siemens, Edwards, Bosch, etc.), • PMP or equivalent project management certification (preferred), • Strong leadership, communication, and problem-solving skills, • Ability to read and interpret construction documents and FDNY-approved plans
