Job DescriptionJob Title: Property Maintenance Technician Job Description This role focuses on providing comprehensive maintenance support across multiple residential properties, ensuring safe, clean, and well-maintained buildings and grounds. You will perform a wide range of general maintenance tasks, respond to work orders, and support preventative maintenance programs to keep all facilities operating smoothly. Responsibilities • Perform general maintenance tasks, including plumbing repairs, drywall installation and patching, painting, and basic electrical troubleshooting., • Maintain property grounds by handling landscaping tasks, trash removal, and ensuring the cleanliness of common areas., • Oversee pool maintenance, including regular cleaning, chemical testing, and basic equipment repair., • Conduct concrete repairs, light carpentry, and other structural upkeep as needed to maintain building integrity., • Respond promptly to maintenance work orders and complete repairs in a timely and professional manner., • Perform preventative maintenance on building systems and equipment to reduce downtime and extend equipment life., • Assist with unit turnovers by completing minor repairs, painting, and deep cleaning to ensure units are ready for new residents., • Maintain accurate records of maintenance activities, materials used, and supplies on hand., • Collaborate with the onsite Property Manager to prioritize, schedule, and manage daily maintenance tasks., • Ensure compliance with safety regulations, building standards, and company policies at all times., • Support maintenance needs across multiple residential complexes, adjusting to varying property requirements as needed., • Remain available to assist with after-hours emergencies when required.Essential Skills, • Proven experience in property maintenance or a similar building maintenance role (commercial or residential)., • Hands-on skills in facilities maintenance, including plumbing, painting, mechanical work, carpentry, and general building maintenance., • Proficiency in basic electrical troubleshooting and repairs., • Experience with drywall installation, patching, and finishing., • Ability to perform preventative maintenance on building systems and equipment., • Experience with groundskeeping, including landscaping and exterior upkeep., • Proficiency in pool maintenance, including cleaning, chemical testing, and minor equipment repair., • Ability to diagnose and repair common maintenance issues independently., • Punctuality, reliability, and the ability to work independently with minimal supervision., • Physical ability to lift up to 50 pounds and perform physical labor in various weather conditions., • Flexibility to respond to after-hours emergencies as needed., • High school diploma or equivalent., • Valid driver’s license and reliable transportation.Additional Skills & Qualifications, • Technical training or certifications related to property maintenance, building systems, or trades are a plus., • Experience working across multiple buildings or complexes., • Strong organizational skills for maintaining accurate maintenance records and managing supplies., • Good communication skills to coordinate effectively with property management and residents., • Comfort using basic tools, equipment, and materials associated with plumbing, carpentry, mechanical work, and painting.Why Work Here? Work Environment This role follows a full-time schedule, typically from 8:00 a.m. to 5:00 p.m., with shifts running Monday through Friday and Tuesday through Saturday. Weekend work may be required when onsite projects or emergencies arise. You will support maintenance needs across three residential complexes ranging from approximately 40 to 80 units each, primarily in the San Jose area. You must be willing to work at multiple properties, including locations in San Jose and Sunnyvale, and will be scheduled for full days at each site as needed rather than traveling between properties during the same day. The work is hands-on and physically active, involving indoor and outdoor tasks in various weather conditions, including lifting, carrying, and using tools and equipment for plumbing, carpentry, painting, mechanical work, and pool maintenance. Job Type & Location This is a Contract to Hire position based out of San Jose, CA. Pay and Benefits The pay range for this position is $30.00 - $30.00/hr.
