The Mechanical Engineer is responsible for the operation, maintenance, inspection, and repair of all mechanical building services to ensure they operate safely, efficiently, and in full compliance with statutory, contractual, and manufacturer requirements. The role supports both planned and reactive maintenance activities and contributes to the reliable performance of critical building systems. Key Responsibilities 1. Planned Preventative Maintenance (PPM) • Carry out mechanical PPM tasks in accordance with the maintenance schedule, SFG20 guidance (where applicable), and manufacturer recommendations., • Ensure all inspections, servicing, and testing activities are completed to a high standard and within agreed timeframes., • Identify and report defects, deterioration, or non-compliance during PPM visits. 2. Reactive Maintenance & Fault Finding • Respond promptly to reactive maintenance requests and mechanical breakdowns., • Diagnose faults across a range of mechanical systems and implement effective repairs., • Minimise plant downtime and restore services safely and efficiently. 3. Mechanical Systems Maintenance • Maintain and support a range of mechanical systems including, but not limited to:, • Heating systems (LTHW, boilers, heat exchangers, pumps), • Cooling systems (chillers, FCUs, AHUs, DX systems), • Ventilation systems (AHUs, extract systems, pressurisation systems), • Domestic water services (boosted cold water, hot water generation, TMVs), • Drainage systems and plant, • Pressurisation units and expansion vessels 4. Compliance & Safety • Ensure all mechanical works comply with relevant legislation, including Health & Safety at Work Act, Pressure Systems Safety Regulations, Water Supply (Water Fittings) Regulations, and COSHH., • Follow approved RAMS, permits to work, and site safety procedures., • Identify and report any safety concerns, defects, or near-misses immediately. 5. Documentation & Reporting • Accurately record all completed works on the CAFM system., • Complete service sheets, inspection reports, and statutory records., • Provide clear technical feedback and recommendations for remedial works or system improvements. 6. Sub-Contractor & Team Support • Liaise with specialist subcontractors when required, ensuring works are coordinated and carried out safely., • Support supervisors and managers with technical input and site knowledge., • Assist in mentoring apprentices or junior engineers where appropriate. 7. Client & Site Interaction • Maintain a professional and customer-focused approach at all times., • Communicate clearly with clients, occupants, and site stakeholders regarding works and disruptions., • Represent the company positively while working on site. 8. Continuous Improvement • Identify opportunities to improve plant performance, energy efficiency, and reliability., • Contribute to asset condition assessments and lifecycle planning., • Support energy reduction and sustainability initiatives where applicable. Skills, Knowledge & Experience Essential • Proven experience in a mechanical or building services engineering role., • Strong understanding of HVAC and mechanical building systems., • Ability to diagnose faults and carry out repairs independently., • Good working knowledge of health & safety and compliance requirements., • Ability to use CAFM or similar maintenance management systems. Desirable • NVQ Level 2 or 3 in Mechanical Engineering or Building Services., • Experience within facilities management or commercial environments., • Legionella awareness / water hygiene training., • Knowledge of SFG20 maintenance standards.
