Project Manager (DOB Expediter) Responsibilities: · Complete DOB filings in DOB NOW system and other applications with other city agencies to obtain approvals for Alterations, ALT-CO, New Building filings. · Track, coordinate and manage multiple active Alt-CO, New Building, Alteration projects and review for approvals and disapprovals. · Close out open applications, coordinate the dismissal of violations, file PAA - Post Approval Amendments · Schedule and prepare for Plan Examiner Appointments with DOB · Review DOB filings to complete all the necessary forms to obtain sign off – Letter of Completion, withdrawals, PAA – Post Approval Amendments, waivers and reinstatements. · Provide clients with weekly reports and status updates of each filing · Create, communicate and execute filing/approval strategies with clients and co-workers. Experience Requirements: · Preferably CLASS 2 – Code & Zoning Representative License; minimum CLASS 1 – Filing Representative. · Strong ability to read and interpret architectural and engineering drawings. · Knowledge of DOB BIS, DOB NOW Build, DOB Inspections, and other NYC Department of Buildings systems. · Excellent problem-solving and analytical skills in code and zoning matters. · Strong technical, interpersonal, written, and verbal communication skills. · Two to four years of expediting experience Education & Qualifications: · Associate or bachelor’s degree in a related field (preferred). · Two to four years of expediting experience. · Strong proficiency in Microsoft 365 applications, including Excel, Outlook, and other relevant software. · Exceptional time management and prioritization skills. · Outstanding customer service and professionalism. Role Description This is a full-time Mechanic Electrician role located in NY and requires the individual to be on-site as we do travel throughout the borough (Manhattan, queens, Brooklyn & Jersey). As a Lead Electrician you will also be involved in testing electrical panels and troubleshooting problems. We are seeking reliable and motivated Movers who also possess the skills to assemble furniture and have a valid driver's license to operate a truck. The ideal candidate will be responsible for the safe transport of household or office items, furniture assembly, and ensuring smooth operations during the moving process. (MUST OWN YOUR OWN TRUCK TO START AT 30+) Key Responsibilities: Safely pack, load, transport, and unload furniture and personal belongings. Assemble and disassemble furniture as required (e.g., beds, desks, cabinets, chairs, etc.). Operate moving trucks to transport goods from one location to another. Assist in ensuring that all items are properly secured during transportation to avoid damage. Communicate with customers to provide excellent customer service and resolve any issues or concerns during the move. Ensure compliance with safety standards while handling furniture and operating vehicles. Maintain proper documentation, including delivery logs and inventory lists. Perform minor repairs or adjustments to furniture when needed. Maintain and inspect moving truck for safety and functionality. Required Qualifications: Valid driver's license with a clean driving record and the ability to operate a moving truck. Proven experience in furniture moving and assembly. Strong physical ability to lift and carry heavy items (up to 50 lbs or more). Knowledge of furniture assembly techniques and tools (e.g., drills, screwdrivers, Allen wrenches, etc.). Ability to follow instructions and work efficiently as part of a team. Excellent customer service skills, with the ability to interact professionally with clients. Strong problem-solving skills and attention to detail.
