Job Description Women Against Abuse (WAA), Philadelphia's leading domestic violence advocate and service provider and among the largest domestic violence agencies in the country serving 2 Safe Havens, 15 Transitional Housing apartments, Legal Services, Hotline Counseling, Aftercare Community-Based services, Prevention & Education, and Advocacy is looking for a Maintenance Assistant! Responsibilities The Maintenance Assistant role carries out general/preventive Maintenance and Housekeeping responsibilities within our Residential Safe Havens and Transitional Housing Program. They will perform heavy janitorial duties, provide upkeep of our facilities and grounds, assist in any large annual cleaning assignments, and at times, they may assist with picking up and delivering any received in-kind donations. All responsibilities are expected to be delivered satisfactorily, with a customer service focus and are implemented according to our mission and vision and according to Agency standards. Essential Functions To perform this job successfully, an individual must be able to accomplish a variety of Preventative maintenance, janitorial and work order requests/tasks to keep the facilities, common areas, grounds and un/occupied rooms or apartments in excellent operating condition. These include but are not limited to: • Plumbing (Snaking kitchen and bathroom drains, minor toilet repairs i.e. unclogging toilets/sinks, changing/replacing flappers or handles, installing washers, etc.), • Painting (spackling, drywall patchwork, light painting), • Electrical (installing/changing switch plates, light fixtures, florescent light bulbs etc.), • Upkeep of grounds (Heavy trash removal /shoveling sidewalks and pathways, etc.), • Janitorial (dusting, spot cleaning, deep cleaning/sanitizing community areas, office spaces, bathrooms, laundry spaces, and Children's Team space), • Floor Care (stripping, waxing, buffing, dry/wet mopping of floors, shampooing and vacuuming rugs/carpets), • Prepare client's bedroom and/or apartment units during turnover, including deep cleaning before new residents move in and after residents leave., • Climbing and balancing, • Significant stooping, kneeling, crouching, and/or crawling, • General physical exertion, • Significant heavy lifting, carrying, pushing, and/or pulling, • Exposure to cleaning chemicals, • Basic Plumbing, • Basic Electrical, • Basic Installation, • Basic Painting & Drywall, • A High School Diploma or the equivalent, • Previous experience in general and preventative light Maintenance, • Previous experience janitorial and/or housekeeping (experience in a residential setting, strongly preferred), • Knowledge of cleaning standards, • Valid Driver's License & passing of MVR (Motor Vehicle Driving Record Search), • Demonstrated ability to work effectively with a diverse population, • Demonstrated ability to work effectively as a team member, • The ability to read, understand and communicate in English, • Demonstrated commitment to service of others is required, • Satisfactorily pass State & FBI criminal & Child Abuse clearances pre-hire; and regular renewals (all expenses paid by WAA), • Bilingual or conversational in addition to English preferred Benefits: Health Insurance - Medical, Vision & Dental (No Deductibles), Generous PTO - Vacation, Holiday, Sick, and Personal, Annual Increases, Years of Service Recognition increases (every 2 years of continuous service), EAP Employee Assistance Program (self and household members), Pay differential for agency observed holidays and declared inclement weather.
