Job DescriptionSalary: $21.25- $26.00 Neighborly Communities is in search for a Part Time (28 hours a week) Leasing Manager to join our team at Alma Apartments! This position is expected to work Saturdays during Lease Up. General Description The Leasing Manager is responsible for overseeing all leasing operations and supporting daily property management activities to drive occupancy, resident satisfaction, and operational excellence. This role leads the leasing team and maintenance and administrative staff, and ensures compliance with fair housing and company policies. The Leasing Manager delivers exceptional customer service to prospective and current residents, contributes to financial and asset-management goals, and fosters a positive, outwardmindset culture across the community. Supervisory Responsibilities • Serve as a lead point of contact for leasing and maintenance staff at assigned properties., • Coordinate day-to-day activities and provide general directions to support property operations, under the supervision of the Regional Director of Operations (RDO) or designated supervisor., • Support communication between site teams and leadership to ensure consistent execution of leasing, maintenance, and customer service standards., • This role does not include direct performance management or disciplinary authority. Essential Duties and Responsibilities This job description is designed to provide a general overview of the expected responsibilities. It is important to note that additional duties may be assigned as required to ensure the success of both the community and the companys objectives. • Oversee the full leasing cycle: prospecting, tours, application processing, lease execution, renewals, and moveins/moveouts., • Set and monitor leasing goals (occupancy, prospect-to-lease conversion, renewals) and report results to the Community Manager or Regional Director of Operations., • Develop and implement leasing strategies, specials, and marketing campaigns to drive traffic and close leases., • Conduct regular market surveys and competitor analyses to inform pricing and promotional tactics., • Supervise, coach, and mentor leasing agents and frontoffice staff; lead by example with an outward mindset., • Conduct monthly 3A+ SAM meetings with leasing staff and report meeting outcomes to Human Resources., • Coordinate ongoing training through GraceHill (e.g., Fair Housing, Outward Mindset, performance workshops)., • Ensure prompt, professional responses to resident inquiries, movein/moveout concerns, and maintenance requests., • Resolve operational and residential issues in partnership with maintenance, vendors, and service providers., • Plan and execute resident retention events to foster community engagement., • Maintain expert knowledge of Fair Housing regulations (including LowIncome Housing guidelines where applicable) and ensure 100% adherence., • Audit and maintain resident files, application records, census reports, delinquency logs, and other compliance documentation., • Assist with budget preparation, performance-standard reports, asset-management reviews, and final accounting statements in collaboration with the Community Manager and Accounting team., • Demonstrate expertlevel proficiency in all property management platforms (ResMan, TenantTech, Leonardo, SharePoint, Microsoft Office Suite)., • Uphold community operational policies and procedures for lease expirations, renewals, audits, and data integrity., • Participate actively in Safety Meetings with the Service Manager and enforce all onsite safety protocols., • Embrace the principles of the Outward Mindset to cultivate a collaborative, solutionsfocused team environment., • Perform additional tasks as assigned by the Community Manager to support the success of the property and the companys objectives. Additional Requirements: • The Leasing Manager may be required to travel to and work at various properties within the Neighborly portfolio, as assigned by their direct supervisor.
