Job Summary: Division level leader responsible for all HOA and community management processes and functions. Duties and Responsibilities: • Works with Legal Counsel to draft and record all HOA Declaration, Articles of Incorporation, and Bylaws., • Works with Management Company to control the build out and maintenance of the community., • Provides Management Company with approvals for all improvement requests., • Negotiates and approves Management Company contracts., • Create, manage, and fully transition all HOA’s., • Manage community common area and amenity services; establish, re-evaluate, manage scope of work, contracts, and field issues., • Coordinate preparation of HOA budgets; establish and monitor fiscal practices and policies and M/I deficit funding., • Own and resolve all customer care matters associated with HOA’s and M/I communities., • Coordinate and complete the necessary due diligence associated with HOA matters in prospective new communities and assist with the closing of lot takedowns., • Responsible for providing accurate Lot Matrix Forms for each community., • Coordinates and Manages model center site plans., • Work with Sales and Marketing to establish and managing the Critical Path for opening new projects., • Supplies the sales team with all necessary information., • Assists in obtaining letter bond punch-out lists from municipalities., • Works with subcontractors, consultants, and municipal personnel in order to complete punch-out lists., • Assists in monitoring Land Development schedules., • Assists in the coordination and completion of Land Development activities., • Monitors critical dates and communicate schedules to Sales and Homebuilding., • Responsible for managing new land vendor applications, insurance verification, and onboard training. Job Description Position: Texas AFT is seeking a full time Organizer to join an ongoing campaign to build worker power within the public school system. Organizers perform a number of duties, including recruiting new members, identifying potential leaders and activists, implementing and identifying issue campaigns and tracking data in their assigned areas. Our organizing includes work with established locals, Organizing Committees to build new locals, and statewide new organizing in our Associate Membership Program. Applicants should have a working knowledge of unions and a commitment to the labor movement. Some organizing experience is a plus, but not a requirement. This job requires often long and irregular hours, some weekend work, and travel. About Us Texas AFT has more than 67,000 members statewide and is the state affiliate of the American Federation of Teachers, with more than 1.8 million members. Texas AFT represents all non-administrative certified and classified public school employees in traditional public schools and some charter schools. We represent the interests of teachers, counselors, librarians, diagnosticians, custodians, food service workers, bus drivers, nurses, teaching assistants, clerical employees, and the other employees who work so hard to make our schools run. We also represent employees in universities, colleges, and community and junior colleges. Duties: Specific job duties include: • Identifying, recruiting, and training volunteer leaders., • Taking direction from the Project Director and the Lead Organizer on daily and weekly activities to grow AFT membership in the assigned school districts., • Ensuring that sufficient progress is being made for all short- and long-term goals., • Developing and managing relationships with local leaders and volunteers., • Reporting daily regional activities and regular program results., • Contributing to a positive work environment and culture throughout the project., • Occasionally, assignment as a formula rep in other parts of the state or country as required for short periods of time., • Monitoring and tracking relevant school board policy and other regulations. Job Description ABOUT THE POSITION Jolt’s Student Coordinators mobilize young Latinx voters, with the goal of forging a democracy that works for everyone. Through community and student organizing, leadership development, voter engagement, and multi-issue advocacy, we are empowering young Latinos to harness the brilliance of our community and culture to create a collective voice that drives change. The Student Chapter Coordinator will work with Jolt’s Regional Organizers to: • Create a culture of civic engagement on campus through identifying opportunities to register voters in classrooms, at campus events, and while tabling., • Build power for our community through voter registration and collecting pledge to vote cards so voters never miss an election., • Assist in recruiting at least 4 students to form a Student Chapter on campus, • Contribute to our power to turnout and turn-up the heat on elected officials that don’t treat our community with the respect we deserve by inputting pledge card data so that people can receive election reminders. Specific guidance, background information and messaging will be provided for each Student Chapter Coordinator’s assignment during the monthly check-ins with the Regional Organizer. Assignment Summary • Conduct voter registration and pledge card collection at tabling events you do on campus., • Complete data entry for and turn in an average of 70 voter registration cards and 70 pledge to vote cards per month., • Reach out to 5 professors monthly to ask about registering voters in their class with priority given to the following:, • Latin American Studies, Government, Women and Gender Studies, Mexican American Studies, etc., • Freshman classes, • Identify upcoming events on campus at which you can set up a voter registration table, • Ex. Freshman welcome events, organization fairs, cultural events, etc., • Add scheduled voter registration events to Jolt Mobilize., • Ensure chapter meetings occur at least once monthly. COMPENSATION The Student Chapter Coordinator will receive a $400 monthly (30 days) stipend for their work for a tenure of up to 4 months within each semester specified below.
