Job Description The Project Manager is responsible for planning, executing, and overseeing a wide range of projects that support the organization’s mission, including affordable housing initiatives, capital improvement projects, and contract-driven programs. This role ensures projects are completed on time, within scope, and within budget, while maintaining compliance with regulatory requirements and funding guidelines. The Project Manager works cross-functionally with internal teams, external partners, and government agencies to drive successful project outcomes. Responsibilities: • Lead the planning, coordination, and execution of projects related to nonprofit housing, facilities, and program development, • Manage project timelines, budgets, deliverables, and resource allocation to ensure successful completion, • Serve as the primary point of contact for project stakeholders, including internal leadership, contractors, vendors, and public agency representatives (e.g., VA, HUD, local municipalities), • Oversee housing-related projects such as property renovations, new developments, unit turnovers, and compliance upgrades, • Coordinate with property management and program teams to ensure alignment between housing operations and program requirements, • Monitor contract requirements and ensure deliverables are met in accordance with grant agreements, government contracts, and funding sources, • Prepare and maintain project documentation, including scopes of work, project plans, status reports, and compliance records, • Track and report on project progress, identifying risks and implementing mitigation strategies as needed, • Support procurement processes, including vendor selection, bid evaluation, and contract negotiations, • Ensure compliance with local, state, and federal regulations related to housing, safety, and funding requirements, • Collaborate with finance and development teams to support budgeting, forecasting, and reporting for grant- and contract-funded projects, • Assist in the development and submission of proposals, grants, and contract opportunities related to housing and supportive services, • Coordinate inspections, audits, and site visits with regulatory agencies and funding partners, • Facilitate cross-departmental communication to ensure alignment on project goals and timelines, • Support expansion of housing programs by identifying new project and partnership opportunities, • Ensure compliance with housing quality standards (HQS), habitability standards, and other regulatory requirements, • Liaise with government agencies (e.g., VA, HUD, Continuum of Care) to ensure program alignment and contract compliance, • Assist in managing reporting requirements for funded programs, including data tracking and outcome measurement, • Coordinate move-ins, unit readiness, and service integration for program participants, • Monitor occupancy targets and support initiatives to maintain or improve housing utilization rates, • Participate in strategic planning efforts related to housing development and program growth, • Other duties as assigned in support of the department. Education & Experience & Other Requirements • Bachelor’s degree in Project Management, Business Administration, Urban Planning, Public Administration, or related field (or equivalent experience), • 3–5+ years of project management experience, preferably in nonprofit, housing, construction, or government-funded programs, • One Year of experience working with key aspects of real estate development, land use and entitlement, due diligence and acquisition and affordable housing., • Familiarity with low-income housing tax credits, affordable housing financing including public subsidies is a plus., • Valid Driver’s License, reliable transportation, current vehicle registration, proof of insurance and the ability to be insured by New DirectionsCompany DescriptionNew Directions for Veterans (NDVets) is staffed by a dedicated team of professionals who thrive in a rapidly growing, visionary organization.
