Job DescriptionPOSITION profile PURPOSE: To support the department and Moody Rambin in sustaining a portfolio of highly satisfied customers while serving as a valued member of a high performing team and company. Counsel direct reports as to execution of programs as required, recommend modifications of plans and implement contingency actions in accordance with prevailing business conditions, • Collect all rents in a timely manner and use applicable collection procedures, • Coordinate staff activities and work with individuals to assure that team members know your expectations and expectations of the company, • Prepare timely monthly management reports, to include but not necessarily limited to, the vacancy report, new tenant prospect and activity report, budget variance report, income and expense report with variances noted, and quarterly bankruptcy and litigation reports, • Inspect the buildings on an ongoing basis to determine the efficiency and effectiveness of building personnel. Meet with tenants as frequently as possible to obtain their comments and recommendations to ensure that operations and quality standards are maintained, • Solicit bids from vendors for work performed in building and award contracts using the MRIO standard contract after securing appropriate approvals; maintain a working knowledge of all vendor contracts and ensure compliance with same, • Approve and authorize budgeted expenditures for operational expenses up to authorized level. Obtain approval from Supervisor for all unbudgeted expenses; all tenant improvement, all capital improvement, all legal fees, all bonuses, all expense reports for property employees and any other expenses which is of an unusual nature, • Have a working knowledge of lease agreements and administration of documents, • Prepare all annual and long-range budgets including necessary capital expenditures for the property and submit in a timely manner, • Perform various other essential management functions as requested by the Supervisor Powered by JazzHR RTrvYYmvxk
