Job Description Position Title: OFB Janitorial Supervisor Reports To: VP of OPs and OPs Coordinator Position/Duty Location: Oakland Federal Building Workdays/Time: Monday-Friday, 1pm-9pm, Occasional evening/weekend hours Annual Salary: $70,000 based on experience plus benefits. Direct Reports: Lead Custodian and Custodians Job Summary: Oversee and manage all aspects of janitorial operations, budgets, work measurement processes, policy implementation, quality control, and safety administration based on the contractual agreement. Essential Functions of the Job · Identify, research, and develop client relationships across current services. Develop and manage strategic partnerships to grow and support current business. · Help customers identify needs and requirements to provide direct and indirect services. · Maintain a high level of integrity and trust as a representative of the agency. · Determine and develop work priorities, prepare schedules, and assign tasks; minimize conflicts and delays; and inspect work in progress and on completion to ensure compliance with instructions, procedures, standards, and timelines. · Establish and participate in regular, consistent communication, and interaction with Leadership and with existing and potential customers. · Schedule, execute, and maintain comprehensive record of Quality Control inspections of completed services performed by employees. · Perform related duties and special projects along with performing duties of subordinates as needed, and/or as required by Leadership. Knowledge, Skills and Abilities · Skilled in the principles and practices of supervision, program planning, and customer service · Ability to handle multiple priorities and give work direction to Lead Custodians and Custodians. · Excellent written and verbal communication skills to provide Customer Service effectively. · Maintain complete and accurate written records and prepare required reports. · Ability to establish and maintain effective work relationships with superiors, subordinates, co-workers, government, and customers. · Strong knowledge and understanding of Microsoft Office Suite, Quality Control Software, and other related databases is a plus. · Knowledge of the Government work order program National Computerized Maintenance Management System (NCMMS) and with Government training program through GSA Online University, is preferred. · Ability to work with and provide direction to individual with diverse backgrounds including but not limited to the following areas: age, race, gender, ethnic origin, physical and mental abilities, skill levels, socio-economic backgrounds, and previous employment experiences. Qualifications: · Must pass a government security clearance upon application as well as subsequent criminal background checks and not be subject to revocation of facility access during the term of employment. Must possess a valid Real ID or California Driver’s license for employment duration. · Knowledge of Safety procedures at the workplace, identifying hazards and unsafe practices, and an understanding of government contracts, is also a plus. · Minimum Education (or substitute experience) required: Bachelor’s degree, preferably, five (5) years of current’ experience in facility and building janitorial maintenance, OSHA Safety and Training. Duties: Typical duties may include and but not limited to the following: · Plans, schedules, supervises, and evaluates the work of subordinate employees; provides instruction, training, coaching and assistance as necessary; completes personnel actions including evaluations and discipline; participates in personnel processes including hiring, promotions, transfers, and terminations. · Monitors and inspects work in progress and upon completion to ensure timely completion and compliance with instructions, procedures, and standards; assists Lead Custodians as necessary and enforces safety rules and regulations. · Daily janitorial operations for 500,000 sq.ft. Federal facility including but not limited to: Supply orders from approved vendors and respond, accept, and complete GSA service requests via NCMMS or email. · Prepare and maintain employee schedules, correct, and approve employee timecards within HRIS System. Train employees in all cleaning and chemical usage, direct workers, evaluate performance and productivity. · Reviews and evaluates work methods and procedures to ensure safe working conditions and efficient operations and recommends changes as necessary. · Report to management on the progress of Janitorial operations and any other administrative issues. · Perform related duties and special projects along with performing duties of subordinates as needed, and/or as required by Director of Janitorial Services. Credentials, Certifications, Licenses, Other Special Requirements · Valid CA Class C driver’s license with acceptable driving record per Agency insurance requirements · High School diploma required or 5 years of Management Experience. A college degree is preferred. · ISSA CIMS Certified Custodial Supervisor (CCS) · Accredited Auditing Professional (AAP) and Certified work loading specialist (CWS) is a plus. Physical Factors · Essential Physical Tasks: o Inside work with sitting, bending, twisting, reaching, pulling, walking, and lifting up to 35 pounds. · Typical Working Conditions: o Inside and outside work, normally 5 days a week, with some evening and weekend work to support Management Teams, Daily hours vary and break into two shifts to ensure full on-site Supervision. · Equipment Used: o Desktop computer or tablet or phone or equipment needed in the Janitorial services i.e. Floor Machines, extraction machines, etc. Job Family Custodial Services Management Company DescriptionCalidad Industries is a 501(c)3 nonprofit agency created by Goodwill Industries of the Greater East Bay in 1989.
