The Superintendent is a solutions-oriented builder who possesses a positive mindset, excellent communication skills, a critical eye for detail and a passion for expertly building challenging and complex projects. ROLES AND RESPONSIBILITIES: • Daily jobsite management and direction of Trade Partners, • Support our Trade Partners with timely, accurate information, control points, layout lines, box-outs and conflict resolution, • Ensure quality and accuracy of installed work, adhering to architectural, structural drawings, ASKs and project specifications, • Proactively drive schedule and remove roadblocks to ensure project schedule moving forward daily, • Maintain clean, safe, organized, secure and protected jobsites, • Maintain thorough punch lists and drive punch items to completion CORE VALUES: • Seek to Understand: Dig In, Get Curious, Do Not Assume, • Ready to Serve: Jump In, Be Enthusiastic, • Never Give Up: Own It, Embrace It, Get It Done TASKS: • Submit agenda items for, attend, participate in, and take thorough meeting notes at the Weekly OAC Meeting, • Maintain and update 2-Week Look Ahead Schedule with Project Manager and sync with overall Smartsheets Project Schedule, • Determine field requirements (self-performance, materials, trade impacts, schedule impacts) for all Change Orders and feed to PM & Project Coordinator, • Review and submit redline Shop Drawings (Trusses, Steel, Cabinets, Tile Layouts, etc) notes to PM, • Field verify all approved Shop Drawings installed per plans, • Team with PM to purchase construction materials, • Purchase Hot Shot materials to keep projects moving, • Prepare samples and mock-ups to facilitate Client and Design Team selections/decisions, • Submit RFIs to PM to submit to Design Team to expedite project decisions, • Direct Trade Partners onsite, monitor installed quality, monitor installations conformity to plans/specs, and log punch items into PlanGrid, • Direct all Risher Martin onsite labor (Laborers, Carpenters), • Execute construction material take-offs and submit to PM for review and ordering, • Be the first point of contact for all Trade Partners onsite (layout, resolve conflicts, plan breaks, trade collisions), escalate to Project Manager and collaborate on solutions as needed, • Keep jobsites clean, protected, organized, safe, and secure, • Open and close the jobsite daily, • Keep Arlo cameras fully operational, • Manage material deliveries to/from office and to/from warehouse, • Receive, inspect and store properly all material deliveries, • Provide vacation coverage for PM, • Get us last 3% of the way to water, air and vapor tight pre-insulation and drywall self-perform as needed or utilize RM Carpenters, • Manage temporary heat/cold/humidity strategies onsite to protect home and ensure quality finishes, • Manage temporary waterproofing measures to ensure home protected during construction, • With PM, establish jobsite benchmark(s), FFE(s), and critical horizontal and vertical datum lines, • Conduct thorough box-outs with MEP trades. Revise, as needed, as we iterate layouts with Clients and Design Team, • Conduct cabinet layouts and establish control dimensions for all millwork (face of finish, etc), • Coordinate and/or self-perform blocking, re-framing to facilitate rapid and accurate MEP rough-in, • Manage MEP collisions and conflicts with Trade Partners and feedback to Steel/Framing trades. Coordinate with PM and Structural Engineer as needed, • Responsible for shim/shave/straightening/flattening to ensure level, plumb, flat and square walls, • Confirm all products and materials are installed per architectural drawings, specifications, structurals, shop drawings, code and manufacturers recommended installation guidelines, • Confirm all installed dimensions against architectural and structural drawings and published ASKs, • Confirm all projects conform to structural plans, • Daily jobsite quality control inspections, • Conduct major quality control walks at phases (pre-pour, pre-insulation, pre-cladding, etc) with PM, • Throughout project, log and update punch items into Plangrid system, including photos, status tracking and reporting, • Participate in and assist PM with Design Team Punch Walks, • Participate in and assist PM with Client Punch Walks, • Report and communicate open Punch Items to Trade Partners and manage to closure. Review and sign off all punch items before closing, • Self-perform punch tasks (as needed), • Utilize in-house Risher Martin resources and Trade Partners to drive punch list to completion, • Ensure all municipal and 3rd Party inspections are passed and all correction items complete, • Ensure all required surveys (Form, Impervious Cover, McMansion, etc) are completed and compliant, • Complete daily Plangrid Job Log, including progress photos, • Check all material deliveries against packing slips and inspect for damage, • Post all MEP cutsheets onsite to facilitate rapid MEP rough-in, • Facilitate pre-drywall Matterport model, • Facilitate pre-move-in Matterport model, • Facilitate and lead HomeCare project walk/orientation, • Ensure Zero Punch List hand-off to HomeCare (Clean Slate!)
