    Status: Non-Exempt Position: Full-time Location: In-person, Lower East Side/East Village, Manhattan Cooper Square Mutual Housing Association Management (“CSMHAM”) is a non-profit, low-income housing organization on the Lower East Side of Manhattan. We serve as the property manager to Cooper Square Mutual Housing II HDFC (“MHA II”), a residential cooperative made up of 21 buildings. Our primary mission is to manage and preserve the MHA II co-op so that it is permanently affordable for multiple generations of low-income residents. Our style of property management centers on resident engagement and community preservation. A key element to our unique and successful model is that residents who live in our housing also sit on our board of directors. Resident Relations Specialists are the primary point of contact between residents and their property management organization. The Resident Relations Specialist (RRS) works with residents and staff to identify and resolve a wide variety of issues including: · building and apt. maintenance issues, · building and apt. repair issues, · resident-involved issues that can impact the household or building, (clutter, unsanitary conditions, criminal activity, etc.) · non-payment issues, · conflicts between residents. The RRS conducts regular building meetings to get feedback from residents and share information. The RRS also conducts regular apartment and building-wide inspections to assess housing conditions and other issue that need to be addressed. This is a property management position that also involves activities typically associated with resident advocacy, social work and tenant organizing. The Resident Relations Specialists work closely with, and reports directly to, the Director Operations. This is an in-person, public facing position. Specific Responsibilities · Communicate with residents and address resident concerns. · Work with staff and residents to identify and correct housing conditions through an internal work order system. Address and track housing code violations as needed. · Work with staff and residents to address rent arrears issues. · Send late notices and house rules violation letters as needed. · Inspect apartments and buildings to identify conditions that impact residents’ quality of life. · Conduct resident wellness visits as needed. · Advertise, facilitate and attend resident building meetings. · Attend and participate in other community meetings and staff meetings. · Maintain orderly and accurate resident records and files. Three shifts are available at the Brooklyn Navy Yard: • Night shift, 5:00 PM - 1:30 AM, • Morning shift, 4:00 AM - 12:30 PM, • Swing shift, 9:00 AM - 5:30 PM Duties & Responsibilities: • Accept tasks from the Engineering Supervisor and plans/implements execution., • Successfully and safely perform all diesel engine maintenance onboard vessels up to, and including, engine overhauls, mechanical and electrical troubleshooting, and preventative maintenance work., • Ensure all aspects of safety during task execution., • Issue company power tools to technicians to accomplish designated tasks. Ensure tools are returned before the end of the shift., • Ensure company warranty procedures are followed., • Ensure all shift paperwork is correctly completed and submitted., • Important vessel information is communicated to other supervisors and the chain of command., • Seek the highest levels of quality and professionalism., • Use of approved Hazmat required for Paints, Solvents & Cleaning Agents., • Perform cleaning and custodial tasks of the vessels and property, including maintenance and construction tasks as assigned and minor engineering repairs and rounds as directed., • Work to achieve the highest levels of performance and productivity., • Assist the Port Engineer in ensuring compliance with all applicable local, state, and federal safety and environmental regulations., • Assist the Port Engineer in ensuring the vessel is always in an inspection-ready condition., • Assist with filling water, bunkering fuel, connecting and disconnecting shore power as directed., • Additional job duties as assigned. Requirements & Qualifications: • HS Diploma, • Valid Transportation Worker Identification Credential (TWIC Card), and/or ability to obtain and maintain., • Valid First Aid/CPR Certification, and/or ability to obtain and maintain., • Valid Driver’s License., • Copy of DD214, if Veteran status., • Excellent customer service skills., • Ability to effectively interact with the passengers, guests, and fellow employees., • Ability to work in fast-paced, quickly changing environment., • Mechanical and electrical experience are required., • Marine mechanical experience is highly desired., • Proven track record running a maintenance shift is highly desired., • Proven track record of working successfully in a team environment., • Submit to and pass alcohol and drug tests as mandated by the USCG including but not limited to pre-employment, random, reasonable suspicion, and post-accident/incident testing. Salary dependent on skill level and experience, as determined by the Port Engineer.     Reports to: Manager of Daytime Park Maintenance Department: Park Maintenance Status: Non-Exempt The Position: Working under the general supervision of the Manager of Daytime Park Maintenance, Park Maintainer IIIs have a strong commitment to worker and driver safety and are responsible for operating a variety of heavy duty vehicles and motorized equipment to collect and transport waste and recycling and perform other duties that support park and vehicle maintenance. Essential Duties Drive vehicles requiring a Valid Class B Commercial Drivers’ License full sized packer truck, mini packer trucks, and pickup trucks in a safe and efficient manner to provide park maintenance services such as picking up solid waste and recycling from designated drop spots within Central Park and other locations as needed Drive waste and recycling to designated dump locations and maintain accurate records Monitor park drop spots to ensure they are properly maintained and submit work orders for needed maintenance Perform preventative maintenance on vehicles, conduct pre-trip and post-trip vehicle inspections, and address or report any vehicle issues that may affect safe operation Assure that any vehicles used are properly fueled, equipped, lubricated, and serviced Wash interior and exterior of any vehicles used as needed including the packer trucks Immediately notify supervisor of repair needs or safety hazards related to the vehicles, tools, or any other hazards encountered in the field Collaboration & Communication Assist in preparation and clean up for special events as needed Engage frequently and in a friendly, professional manner with members of the public and volunteer groups Display initiative and dependability while working alone or alongside staff Related Work Perform snow removal and ice mitigation on paths, entrances, playgrounds, perimeter and other hard surfaces with machines and physical labor to provide appropriate levels of access as per established organizational standards Operate various types of equipment including utility vehicle Maintain tools and equipment in good working order and report items that require repair Participate in all trainings and professional development Perform related work as assigned Minimum Requirements A four-year high school diploma or equivalent; and Demonstrated work experience; and Valid Class B Commercial Drivers’ License valid in the State of New York and must be maintained for duration of employment Ability to safely operate and drive packer truck with air brakes on assigned route within Central Park and New York City streets Ability to safely operate other heavy equipment including FELs and dump trucks Experience with hydraulic, rear loading compactor trucks Abilities Required Ability and willingness to work nights, weekends, and holidays as part of regularly scheduled shifts and occasional overtime as needed Ability to lift 50 lbs. and perform heavy physical labor on a daily basis in all weather conditions Salary range: $55,000-$69,000 annually commensurate with experience.
