Job Description Job Summary: The Junior Property Manager is responsible for overseeing the maintenance and upkeep of residential properties and tenant satisfaction. Manage diverse portfolios of office, residential and retail properties. This position will oversee building operations, knowledge of building systems, lease administration, vendor service contract management, client reporting, tenant relations, financial management, project management, as well as marketing and leasing. Job Duties: • Understand and execute the process and concepts of budgeting for properties including Retail, Office, and residential., • Maintain a vast knowledge of how budgeting affects the overall value of the property and leasing efforts., • Effectively conduct CAM Rec’s with NNN assets and the understanding of reconciliations based on gross-ups and caps., • Accurately understand and abstract leases, amendments, notices, etc. as required., • Scheduling maintenance and services accordingly based on asset type and locations., • Interface with tenants and the ability to problem-solve situations that arise., • Thoroughly understand construction timelines, space plans, minor tenant improvement plans, and CapEx plans, • Ability to review Financial Reports including AR, AP, Balance Sheet, General Ledger, and Income Statement., • Ensure accurate review and reconciliation of collected rents and recovery charges, as well as expenses paid., • Prepare required notices and coordinate legal services when necessary., • Promptly identify and address environmental, health, and safety issues., • Establish and maintain industry contacts and relationships through involvement in organizations, associations, and networking., • Model behaviors that are consistent with the Company’s values., • Regular attendance and timeliness with the ability to answer calls, requests, and other requirements of the position after hours and/or on weekends, • A team player with drive and passion to learn, teach, communicate and be the best., • A minimum of 2 years of Commercial Real Estate experience, • Bachelor’s degree (BA/BS) from a four-year college or university preferred, • A real estate license preferred, • CPM or RPA professional designation or candidacy preferred, • Ability to calculate figures such as percentages, discounts, and commissions and understand other financial analysis, • Ability to comprehend property documents, financial reports, and legal documents, • Knowledgeable in cash and accrual accounting principles for property management preferred, • Take initiative to accomplish directives with minimal supervision, • Ability and desire to be flexible, multitask and prioritize multiple duties and deadlines, • Excellent communication and listening skills, • Ability to define problems, collect data, establish facts and draw valid conclusions, • Must have strong computer skills, proficient in Microsoft Office, Word, Excel, and Internet, • Yardi/MRI or other real estate software experience preferred, • Strong organizational skills and detail-oriented, • Must be professional, courteous, and service-oriented, • Ability to respond effectively to sensitive issues., • Be reliable, honest and team-player, • Ability to effectively handle stress and pressure consistent with the job duties and industry Typical Working Environment: In-office work environment with occasional outdoor activities Company DescriptionFounded in 2012, ProEquity Asset Management has become one of the fastest growing commercial real estate management, fiduciary and advisory firms in the United States, repeatedly ranked among the Inc. 5000 Fastest-Growing Companies.
