Job Description Senior Property Manager - Office / Commercial Regis Property Management, LLC is the commercial real estate management company for Pillar Income Asset Management and its affiliates. The Property Manager is responsible for a portfolio of REIT-owned office properties in the DFW area. Essential Job Duties: • Responsible for budgeting and control of operating and capital expenditures, • Lease administration to ensure compliance with terms of each lease, • Timely response to tenant requests and maintain positive relations, • Regular site inspections and provide recommendations to maintain and enhance properties, • Prepare specifications for service contracts and bid comparisons for ownership review and approvals. Prepare all service contracts and PO’s., • Responsible for the monitoring of vendor performance to assure compliance with the service agreement., • Review, coding and approval of payables, • Collection of rents and other tenant receivables in accordance with leases, • Preparation of monthly reports including budget variance explanations, leasing updates, A/R status and capital expenses, • Oversight of tenant improvements, environmental issues and other major capital improvement projects, • Ensure that all fire, life safety and other safety programs are established and followed in conjunction with the Environmental Health and Safety Act, • Supervises and manages team members to ensure outstanding performance is achieved, • Establish and maintain vendors/contractor relations, • Maintain a positive image in performing daily work both internally and externally, • May perform other duties as assigned.
