The Portfolio Edition: Sales Executive Job Summary Pearlstone’s Sales Executive will join the Portfolio Edition team and represent two luxury residential developments: Vesper, and The Belvedere. This is an on-site, full-cycle sales role dedicated exclusively to Pearlstone inventory. There is no outside book of business to manage and no competing priorities. This role requires a true closer. Someone comfortable asking for the contract, handling objections directly, structuring deals, and moving qualified prospects from interest to commitment. Strong financial fluency is critical, including comfort discussing pricing strategy, incentives, financing pathways, HOA structures, and long-term value. Success in this position is measured by contracts written, conversion ratios, and steady absorption across the portfolio. The right candidate understands development timelines, inventory strategy, and release cadence, and can create urgency without pressure by aligning the right residence with the right buyer at the right moment. Working in close coordination with Pearlstone leadership, Sales Management, and the Inside Sales Advisors who qualify and warm inbound demand, the Sales Executive turns opportunity into executed agreements and keeps momentum moving forward. This is a performance-driven role for a disciplined, relationship-oriented closer who thrives in an on-site development environment. Key Responsibilities • Act as the primary on-site sales lead for assigned Pearlstone projects as a team member of The Portfolio Edition - Christie’s., • Manage the buyer journey from inquiry/appointment to contract execution and closing., • Profile and understand customers to align them with the most appropriate homes and financing solutions., • Negotiate and structure leasing options for select projects, including condo-hotel programs, to meet buyer and investor objectives., • Cultivate and maintain strong investor relationships, presenting project opportunities, financial structures, and long-term value propositions with clarity and discretion., • Nurture prospects through consistent follow-up, education, and relationship management., • Conduct tours, broker presentations, road shows, and community-facing events., • Maintain deep knowledge of each project’s development stages, construction timelines, amenities, HOA documentation, legal contracts, and financing programs., • Track and manage backlog through home completion, ensuring timely communication with buyers, brokers, and internal stakeholders., • Build trust through relationship-based sales, focusing on long-term client engagement rather than transactional interactions., • Navigate objections and opposition with confidence, guiding clients through concerns and reinforcing project value., • Run monthly competitive analyses (comps) and prepare market updates to inform pricing, positioning, and sales strategy., • Contribute to pricing analysis and sales strategy., • Contribute to weekly sales reports tracking lead activity, backlog, conversions, and KPI progress., • Collaborate with Sales Management on CRM workflows, lead management, sales tracking, and marketing campaigns., • Partner with Customer Experience Consultants to ensure efficient lead handoff, nurturing, follow-up, conversion, and backlog engagement., • Build and sustain relationships with brokers, lenders, media, and industry partners to generate additional traffic and referrals., • Provide accurate, timely reporting on key sales metrics and pipeline status with a commitment to operate within the project CRM., • Represent Pearlstone professionally at industry events, presentations, and promotional opportunities., • Commitment to ongoing training and development., • Residential Sales Executive is a full-time commitment. If you are currently a licensed Real Estate Agent, outside listings and transactions may not be handled directly. These must be referred to another agent, with support from Christie’s as needed. Preferred Qualifications • 5+ years of experience in new home sales, development sales, or residential real estate. (and/or Professional Sales experience with a passion for Real Estate)., • Proven track record of meeting or exceeding sales targets., • Strong understanding of development processes, permitting, HOAs, contracts, and financing structures., • Skilled in customer profiling, negotiation, and relationship management., • Proficiency with CRM systems and sales reporting tools., • Excellent communication and presentation skills., • Ability to collaborate across sales, marketing, development, and customer experience teams., • Self-motivated, organized, and comfortable working with defined KPIs., • Ability to work 5 days a week (including 1 mandatory weekend day) and evenings as required for appointments, events, etc. Key Performance Indicators (KPIs) • Outbound lead engagement volume., • Speed to lead goals., • Number and quality of buyer and broker presentations., • Weekly report input, • Monthly comps, pricing analysis, and competitor overviews, • Lead nurturing effectiveness and conversion rates., • Accuracy and timeliness of backlog management., • Contribution to sales velocity across assigned projects. Reporting Structure Reports directly to Sales Operations & Management, with strategic alignment to Pearlstone Partners leadership.
