Job DescriptionTenant Improvement Project Manager Division 8 Doors, Frames, and Hardware Position Overview This role manages Division 8 scopes for commercial tenant improvement projects, including hollow metal doors and frames, wood doors, architectural hardware, installation coordination, and project closeout. The ideal candidate is organized, responsive, and experienced in the fast paced nature of TI work where accuracy, communication, and quick turnaround times are essential. Key Responsibilities Project Planning and Coordination * Review TI project plans, specifications, and addenda to verify scope of work * Prepare submittal packages including door and frame schedules, hardware sets, product data, and shop drawings * Coordinate material releases, lead times, and delivery schedules with vendors and internal teams * Maintain proactive communication with GCs, architects, installers, and stakeholders Project Execution * Track project milestones, deliveries, change orders, RFIs, and material status * Verify field conditions, measurements, and installation requirements before release * Manage multiple small to mid sized TI projects simultaneously * Troubleshoot issues related to hardware compatibility, substitutions, or missing items Financial and Administrative Management * Prepare pricing revisions and change orders as required * Monitor project budgets, margins, and documentation accuracy * Maintain organized project files, correspondence, schedules, and closeout documents Customer and Vendor Engagement * Serve as the primary point of contact for GC project managers and field personnel * Provide timely responses to questions and coordinate solutions to field issues * Build and maintain strong relationships with TI contractors and installers Preferred Experience * 2 to 5 years of project management experience in Division 8 or commercial construction * Working knowledge of hollow metal, wood doors, and architectural hardware * Ability to read architectural plans, door schedules, and hardware sets * Strong organizational and communication skills with attention to detail * Familiarity with submittals, RFIs, and change order processes * Experience with Comsense software is a plus Additional Details * Full time role, typically office based with occasional jobsite visits * Competitive compensation and growth opportunity within the commercial construction industry
