Business Development Manager – Property & Facilities Management Location: Bristol (Covering the South West – Hybrid and Field-Based) Company: Modbury Facilities (part of Modbury Estates Ltd – RICS Regulated) Salary: £35,000 to £45,000 base plus uncapped commission OTE: £80,000 to £100,000+ We’re not looking for a manager. We’re looking for a hunter. Modbury Facilities is part of Modbury Estates Ltd, a RICS regulated property management group delivering full-service Property and Facilities Management across the South West and beyond. We manage landmark shopping centres, hotels, commercial developments, and large residential estates. Our approach is technology-led, compliance-driven, and people-focused. We’re expanding fast and we need someone who can win work, not manage it. The Role This is a pure business development position. Your job is to bring in new contracts for Facilities Management, Block Management, and Estate Management across the South West. You will target developers, asset owners, management companies, and commercial landlords, opening doors and closing deals. Behind you is a strong operations team ready to deliver what you win. • Win new Facilities Management contracts (reactive, planned, compliance, and PPM), • Identify opportunities with developers and freeholders for new Block and Estate Management instructions, • Represent a RICS regulated FM and Property Management company that combines compliance and technology, • Build and maintain a strong network of decision makers and introducers, • Attend meetings and events, pitch directly to clients, and convert leads into long-term contracts, • Work closely with the Managing Director to meet and exceed growth targets This is not an operational role. It is a business-winning role for someone who thrives on sales, targets, and results. Who You Are You are confident, competitive, and driven by results.
