The Responsibilities: • As a Tenancy Support Worker, you will support tenants to sustain their tenancies by helping with housing benefit claims, signposting to relevant support services, and liaising with external agencies when required., • In your role as a Tenancy Support Worker, you will empower and motivate service users to identify their goals and work towards positive, measurable outcomes, including greater independence and successful move-on., • You will work closely with the Housing Management Team to issue and sign up new tenancies, ensuring service users fully understand and accept their tenancy responsibilities., • As a Tenancy Support Worker, you will also support the organisation to meet voids and rent arrears targets, ensuring compliance with tenure law, housing policies, and procedures., • You will be responsible for ensuring required health and safety checks are completed, taking appropriate action where issues are identified, and providing housing-related support to vulnerable individuals alongside property and tenancy management duties. BDS are currently looking for a Housing Management Worker to work within Sunderland. The role will be to work as part of a team managing a small portfolio of properties and tenancies within an allocated area. You will work closely with a small group of people to provide an intense housing management service. Your duties will include; • Supporting tenants to manager their tenancy and assist with benefits claims, • Signposting to relevant organisations., • Ensuring the correct tenancies are issued and ensure the tenant understands an accepts the tenancy obligations., • Maximise rent collection and adhere to the arears management policies and procedures., • Ad hoc duties within your remit. The ideal candidate with have previous housing experience, including working with vulnerable adults and children aswell as dealing with tenancy related issues. You will be required to have an enhanced DBS Certificate dated in the previous 12 months or on the updates service. You will be required to have a full Uk driving license, access to your own vehicle and business insurance. Working hours - 9-5 Mon-Fri, 40 working hours Own Car/ Own vehicle - Yes PRIMARY PURPOSE OF THE ROLE: Working as part of a team, managing a portfolio of properties and tenancies across a designated area, providing an intensive Housing Management Service to a core group of people. KEY RESPONSIBILITES: * Directly supporting tenants to manage their tenancy, assisting them with housing benefit claims and signposting them to relevant support services and liaising with support services where required. * Conducting initial and regular assessments of the potential or actual service user including any risks, their needs and requirements in respect of the service, to determine eligibility for the service taking necessary action where required are delivered. * Working with the Nacro Housing Management Team to ensure the correct tenancies are issued, sign up new tenancies and ensure the service user understands and accepts tenancy obligations. * Be involved in ordering furniture and goods for the property * Work closely with the Asset Management team on ensuring property standards are maintained, repairs are reported in a timely way and ensuring the properties are suitable for letting and safe occupation. * Maximise rent collection and adhere to the arrears management policy and procedure. PROFESSIONAL & TECHNICAL EXPERTISE * Maintain the highest professional standards and service levels to our service users treating everyone with dignity and respect. * Work in partnership with the Housing Management team to ensure we are working within our voids and arrears targets, complying with Tenure Law and abiding by our Housing policies and procedures. * Foster positive relationships with the local community, neighbours and landlords. * Work collaboratively with key internal partners in Quality, Policy, HR, Finance and IT to deliver the best possible service to our users. * May deputise for the Area Manager as required and lead on specific portfolio responsibilities as identified. * Be prepared to work flexibly across more than one area if required.
