Job Title: General Manager\n\nLocation: Croydon \n\nSalary: Up to £50K \n\nA leading residential investment and management company is looking for an experienced General Manager to oversee the mobilisation and ongoing operations of New BTR Site in Croydon, This is an exciting opportunity to lead a team, drive operational excellence, and create a vibrant and engaging living environment for residents.\n\nKey Responsibilities\n\nMobilisation & Operational Management\n\nDevelop and implement a mobilisation plan covering compliance, health and safety, facilities management, leasing, and marketing.\n\nWork closely with development teams, contractors, and key stakeholders to ensure a seamless handover and operational readiness.\n\nOversee the implementation of all systems, processes, and procedures, ensuring regulatory and safety compliance.\n\nAppoint and manage third-party service providers, ensuring high-quality service delivery.\n\nResident Experience & Engagement\n\nAct as the face of the development, fostering a strong sense of community among residents.\n\nDevelop and implement a resident engagement strategy, including regular communication, events, and feedback collection.\n\nEnsure a seamless move-in and move-out experience, with a focus on customer satisfaction.\n\nOversee social media and marketing initiatives in collaboration with the marketing team to enhance the property's visibility and appeal.\n\nLeasing & Occupancy Management\n\nLead the leasing strategy to achieve and maintain high occupancy levels, targeting 98 percent occupancy.\n\nManage property listings, portals, and enquiries, ensuring a swift and professional response.\n\nOversee the application and move-in process, ensuring compliance with all regulations and policies.\n\nMonitor lease renewals and retention strategies to optimise occupancy and revenue.\n\nFinancial & Compliance Management\n\nDevelop and manage budgets, ensuring all operational costs are controlled effectively.\n\nMonitor site expenditure, identify cost-saving opportunities, and ensure all invoicing and financial procedures are followed.\n\nOversee health and safety compliance, ensuring all policies and procedures are implemented correctly and maintained.\n\nManage risk and regulatory compliance, particularly with fire safety and building regulations.\n\nTeam Leadership & Development\n\nLead, motivate, and develop a team of up to seven staff, providing clear direction and ongoing support.\n\nConduct regular performance reviews, training, and one-to-one meetings to support professional development.\n\nManage contractor relationships, ensuring service levels are met and any disputes are resolved efficiently.\n\nAssist with recruitment, onboarding, and training of new team members.\n\nAbout You\n\nThe ideal candidate will have a strong background in residential property management, build-to-rent (BTR), co-living, or PBSA. You should have experience leading teams, managing operational processes, and delivering excellent customer service. Key qualities include:\n\nA proactive and hands-on approach to management.\n\nExcellent communication and leadership skills.\n\nStrong problem-solving abilities with the ability to work under pressure.\n\nExperience in financial management, budgeting, and cost control.\n\nA passion for delivering outstanding resident experiences.\n\nThis is an exciting opportunity to take ownership of a new development and shape its success from the ground up.
