Job Description Our client is seeking an experienced Service Manager/ Maintenance Team Leader to oversee the day-to-day maintenance operations of a residential apartment community In Wheat Ridge. Location: Apartment Community - Wheat Ridge Area (230 Units) Schedule: Full Time / Direct Hire - the job will start immediately after the interview process. Compensation: $34–$36/hour + Bonus Potential Ideal Background Experience: • Maintenance Supervisor, • Service Manager, • Maintenance Manager, • Facilities Manager, • Maintenance Director What You’ll Be Responsible For: • Leading and supporting the maintenance team to ensure timely, high-quality work, • Maintaining excellent curb appeal across the entire community, • Completing and assisting with general maintenance and basic repairs, • Overseeing apartment turns and ensuring homes are move-in ready, • Inspecting apartments and identifying repair needs (flooring, doors, windows, etc.), • Maintaining clean, safe, and sanitary common areas, amenities, and buildings, • Ensuring grounds are free of trash, debris, and animal waste, • Monitoring landscaping quality, irrigation, and exterior appearance, • Responding to maintenance requests and on-call emergencies as required, • Communicating maintenance needs and concerns with the Community Manager, • Following all company policies, safety standards, and procedures, • Participating in required training and continuing education programs, • Delivering excellent customer service and contributing to resident satisfaction Qualifications • Position requires a minimum of 1- 2 years' related maintenance experience, property management experience preferred., • Proven ability to supervise and lead a large team., • Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair., • Certifications preferred HVAC and EPA., • Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction., • Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair., • Basic computer skills (able to operate mobile device, PC)., • Ability to operate a motor vehicle (valid license required)., • High school diploma or equivalent; additional technical certifications or trade school training preferred., • Proven experience in apartment maintenance, including knowledge of plumbing, electrical, HVAC systems, and general repairs., • Must have your own tools., • Strong diagnostic and problem-solving skills, with the ability to identify and address maintenance issues promptly., • Proficiency in using maintenance tools, equipment, and software systems., • Excellent communication and interpersonal skills, with the ability to interact professionally with residents, colleagues, and management., • Detail-oriented with a strong focus on quality and customer service., • Ability to work independently and effectively manage time and priorities., • Valid driver's license and reliable transportation.
