Every process in the business is documented, measured, and refined — from leasing and turns to accounting and reporting. We're looking for a high-potential operator who can take ownership of day-to-day execution while helping scale the platform toward its next phase of growth. Position Summary The Director of Operations will serve as the operational leader for Wellington Realty, responsible for overseeing all property-level functions (leasing, maintenance, site teams) and in-house departments (accounting, IT, brokerage support). Reporting directly to the founder, this role is ideal for someone who understands real estate at the ground level, thrives in a systems-driven culture, and is ready to step into a leadership role with long-term upside. We are a lean, highly experienced team with high standards and tight execution. This is a rare opportunity to join a firm with the operational infrastructure already built — and help lead it back into scale with clarity, structure, and momentum. The position is full-time, on-site Monday through Friday in our Dallas corporate office. Operational • Oversee day-to-day operations across property management, leasing, maintenance, accounting, and IT., • Ensure SOPs and internal processes are consistently followed across all properties and departments., • Conduct regular operational audits, site visits, and workflow reviews to identify and address inefficiencies., • Track key performance indicators, including leasing velocity, occupancy, rent collections, work order completion, and delinquency., • Maintain and improve systems for reporting, compliance, leasing, collections, and maintenance operations., • Lead the rollout and adoption of tools such as Yardi, Rent Café, and other internal systems to enhance visibility and accountability., • Support and coordinate HQ functions including accounting, IT, vendor relations, and brokerage operations., • Drive cross-functional communication to ensure alignment and accountability across teams., • Identify operational bottlenecks and proactively implement solutions to maintain momentum and performance., • Embed the company’s process-driven culture by refining and enforcing documented workflows and checklists. Leadership • Manage the current operations coordinator, accounting lead, and IT support staff., • Serve as the primary point of contact for property managers, leasing staff, and vendors on operational matters., • Lead or support recruitment, onboarding, training, and performance reviews for operational hires., • Act as a strategic advisor and execution partner to ownership, helping translate vision into scalable systems and infrastructure., • Prepare the company for growth by stress-testing current operations, identifying organizational needs, and designing future-state workflows and team structures., • Evaluate operational implications of expansion opportunities, including property onboarding, staffing plans, and cost analysis. Reporting & Compliance • Oversee internal and external reporting calendars, including leasing activity, budget variance, delinquency, and CapEx tracking., • Ensure ongoing compliance with Fair Housing regulations, local codes, vendor credentialing, and internal documentation standards., • Collaborate with asset management and ownership to fulfill investor and lender data and reporting requirements. Qualifications Required: • 5+ years in operations within real estate, multifamily, or a property services environment, • Familiarity with Yardi, Rent Café, OneSite, or similar systems, • Experience managing small teams, field staff, or vendors, • Strong organizational skills and a love for documentation, systems, and process maps, • Hands-on mindset — not afraid to handle details, troubleshoot, or fix operational gaps Preferred: • Background in property management, asset management, or brokerage support, • Experience scaling or helping build systems for growing companies, • Understanding of Texas multifamily, especially Class B/C assets, • Some exposure to financials, budgets, CapEx tracking, or basic investor reporting Soft Skills • Detail-oriented and process-obsessed, but still practical, • Can communicate clearly across field staff and executives, • Growth-oriented, wants to build something and be part of the leadership team long-term Compensation & Benefits • Bonus potential based on operational performance, • PTO and holidays, • Health & vision benefits, • Career path to COO or VP-level as the company grows
