Were currently seeking a highly motivated Construction Manager IV located inLos Angeles, California. Overview: The Asset Renewal Construction Manager shall provide direction and management for the assigned project and ensure the safe and on-schedule completion of each project within or below budget in accordance with contractual obligations. The Asset Renewal Construction Manager will be focused on planning and defining program goals and devising methods to accomplish them, with an in-depth knowledge of owner objectives, contract terms, and airport policies. The Asset Renewal Construction Manager is responsible for planning, directing, and supervising the execution of all technical, fiscal, and administrative aspects of the project. Required Education: • Bachelors degree in Architecture, Aviation, Business, Engineering, Construction Management, Planning or other related technical field required, • Master's degree preferred, • Relevant professional licensure and/or certification are strongly preferred. Certifications may, • include AAAE, LEED, PE, PMP, AICP, etc. Required Qualifications: In order to become a candidate, you must possess the following skills and abilities. • 15 years or more experience, preferably on airport projects Experience with projects more than $50 million in value., • Experience with various delivery methods, including Design-Bid-Build, Design+CMAR and Design/Build Proven ability to perform in a project management capacity., • Excellent written and oral communication skills and a thorough knowledge of industry practices and regulations., • Must have a self-starter attitude with proactive, results-oriented focus; and willing and capable to assume additional responsibilities., • Must be able to interface with a variety of people with different technical levels and educational backgrounds, • Must be detail oriented and highly organized, • Proficient in Microsoft Office Suite and Bluebeam, • Familiarity with Project Management Informa on Systems, • Ability to work in CAD or REVIT a plus Responsibilities: • Working with team members and airport management to develop budgets, schedules, and plans for the various elements of a project., • Provide input, review, and initial approval of the TOS acquisition submittal packages prior to official submittal to determine accuracy and completeness and compliance to LAWA DCH requirements., • Provide initial draft of NTP letters and support documents including supplemental conditions as may be necessary for clarification of project conditions and all other supporting documentation as requested by Program Manager., • Facilitate the coordination of design related requests for Building Modifications., • Lead the review and approval of exemption requests as may be required to amend design documents. Accept, reject, or mi gate these requests as may be appropriate., • Lead preconstruction meetings to facilitate the proper start of the project., • Lead and document Weekly Meetings., • Coordinate with all Airport Stakeholders to facilitate goals and objectives for administrative, technical, engineering through closeout functions., • Managing project scope to meet or exceed project goals and objectives., • Document and maintain all project correspondence, including all related agreements, authorization, reports, drawings and specifications. This also includes the written scopes of work, submittal and BIM deliverables, Weekly Meetings minutes, etc., • Coordinate with the Design Manager during both the design and construction phases of the projects. Collaborate closely to resolve technical design issues and to address non-compliance issues., • Coordinate shop drawing reviews, mockup requirements and approvals, and participate in and approval of factory and site acceptance tests., • Participate in testing and commissioning activities, managing the punch list process, and other activities as required to ensure that the processes and requirements to close out a LAWA project are adhered to and followed to ensure all documenta on is completed as quickly as possible to efficiently close the project., • Monitor all Agencies Having Jurisdiction (AHJ) in obtaining the review and approval of permits to construct the project., • Enforce the requirements of the LAWA Design and Construction Handbook (DCH), in effect at the me the project is designed. Ensure that any approved revisions or deviations are documented and tracked for future reference during construction and closeout., • Enforce supplemental Design Guidelines as may come into effect or are in effect from me to me., • Thoroughly understand the agreements and amendments between the design professionals and/or contractors and LAWA in terms of legal and performance requirements including procurement delivery schedules, component delivery dates, pending notices (NTP, BOAC, • Actions, TOC, SC, etc.), requiring the support of the project manager., • Anticipate, identify, and resolve any program conflicts related to design, construction, operations, commissioning, safety and security. Actively liaise with Airport Operations, Facilities, • Maintenance & Utilities, CDD, Planning, IMT, Shutdown Control Center (SCC), Airport Police Division (APD), and Inspection., • Facilitate ASR and USR meetings with Airport Operations to review short-term and long-term detailed execution plans with contractors ahead of SCC application., • Manage process flow of the submittal and RFI process., • Ensuring all work is being performed with and inspected to the latest versions of plans and specifications including approved changes, submittals, and RFIs., • Preparing reports summarizing progress of construction activities for senior management., • Review Change Proposals for contractual compliance and alignment with fair market value., • Prepare monthly risk report., • Monitoring adherence to the quality assurance/quality control plan, and other documents as required and promo ng excellence on the project through the application of quality assurance processes., • Reviewing pay applications to ensure proper verification of completed work and compliance with contract requirements., • Participating in all necessary coordination meetings with the designer, contractor, and applicable stakeholders., • Lead, mentor, and grow your staff., • May assume other du es as required/needed., • May be required to work past regular work shifts., • May be required to work various shifts as needed., • LAWA will provide a desktop computer that can be VPNd into, • Consultant MUST have a company-provided laptop computer. This is required for company business and to VPN into LAWA system when away from the office as necessary., • Cell phone provided by consultants are required., • This is NOT a work from home position., • This is a salaried position based on 40 hours per week at the applicable all-in labor rate., • This is a Monday-Friday full-me position in the office or on the project site at LAX., • After hours or weekend work may be required to perform the du es of the position. This shall be considered part of the salary., • Transportation to/from LAX worksite is the responsibility of the consultant. Salary: • $225,000.00 - $240,000.00 annually Bonus Pay: A bonus may be granted to employees depending on individual performance, employee utilization, attendance, tenure, and furtherance of other non-financial corporate goals; bonus opportunities are available at managements discretion.
