About The Role SteelPoint Capital Holdings is a Pittsburgh-based private investment platform founded by Casey Quinn in 2019. What began as a residential real estate investment operation has grown into a diversified multi-company ecosystem spanning real estate holdings, private investor capital fund management, a national accounting firm, hard money lending, residential property management, and trades — with a founder coaching community layered on top. The platform operates across six entities — SteelPoint Capital, Local First Lending, Accruity, CityLife Residential, Revive Flooring & Paint, and SteelPoint Foundry — with approximately 70 people, all running on EOS. At the center of it all is a residential real estate portfolio that Casey built from zero over seven years. CityLife Residential manages these properties with excellence. What CityLife cannot do — and was never designed to do — is manage the assets themselves. That’s where you come in. The Director of Asset Management is a new seat — the financial quarterback for Casey’s entire real estate portfolio and the first dedicated hire of the emerging SteelPoint family office. You will own debt strategy, lender relationships, refinance packaging, disposition analysis, covenant reporting, and the financial infrastructure for future acquisitions. You will report directly to Casey. You will sit at the Portfolio Council alongside every company leader in the platform. You will be in the room on the highest-stakes decisions — not supporting someone who is. What You’ll Own Debt Strategy and Lender Relationships • Own and maintain the master debt tracker across all properties and loans — rates, maturities, IO periods, covenants, balloon dates, and reserve requirements., • Develop and drive the ongoing debt strategy — which loans to refinance, when, with which lenders, at what terms, and why. Present recommendations to Casey with clear data behind them., • Be the primary point of contact for all lender relationships — Own these relationships, not just the spreadsheets., • Monitor and flag loan maturities, covenant triggers, IO expirations, and rate reset dates — no surprises, ever., • Refinance and Disposition Execution, • Build complete refinance packages for every loan event — rent rolls, T12 P&Ls, pro-formas, property profiles, and full lender presentations., • Quarterback the refinance process from analysis through close — own the timeline, own the lender conversations, own the documentation., • Run disposition analysis on any property flagged for potential sale — current value, debt payoff, net proceeds, market timing, and a clear hold vs. sell recommendation with the numbers behind it., • Work directly with listing brokers and off-market specialists when a sale decision is made — coordinate the transaction from pricing through close., • Identify which properties should be refinanced, repositioned, or sold — and bring that recommendation to Casey proactively, not reactively. Asset-Level Reporting and Pro-Forma Modeling • Build and maintain property-level pro-formas and leasing targets for the CityLife Residential team to execute against, • Produce monthly asset-level performance reports for Casey — occupancy, rent vs. budget, NOI vs. target, capex spend, and debt service coverage, • Own all bank covenant reporting — annual CPA audit requirements, quarterly reporting packages, DSCR calculations, and reserve balance confirmations across every lender relationship. Zero missed deadlines., • Present portfolio-level asset data at the Portfolio Council Monthly Financial Reviews — you are the voice of the real estate portfolio in that room., • Build the financial tracking and reporting infrastructure for newly acquired properties from day one. Acquisition Support • Serve as the asset-level financial lead on real estate acquisitions — underwriting, debt financing analysis, and post-close reporting setup., • Participate on the M&A Deal Team for any real estate acquisition opportunity., • 4–8 years of experience in real estate finance, commercial lending, asset management, or a closely related field. You have done this kind of work — not just studied it., • Debt fluency — you understand loan structures, covenants, refinancing mechanics, and lender relationships from the inside. Ideally you have been on the lender side of the table at some point., • Financial modeling experience — you build pro-formas, rent rolls, cash flow projections, and DSCR calculations. Fast and accurately., • Lender package experience — you know what goes into a refinance presentation, what lenders actually scrutinize, and how to position an asset to get the best terms, • Real estate portfolio background strongly preferred — ideally you have worked inside a portfolio of multiple assets across multiple entities, not just on individual transactions, • Precision-oriented — detail orientation is core to this job. Errors in debt tracking or covenant reporting have real consequences. You are someone who catches them before they happen., • Pittsburgh-based — this role is in office at Boyce Plaza in Upper Saint Clair. No exceptions. Backgrounds that tend to produce the right candidate: former bank credit analyst or commercial real estate lender, real estate private equity analyst or associate, commercial real estate finance professional, or asset manager at a multifamily or mixed-use portfolio company. Compensation • Base Salary: $90,000–$115,000 based on experience and demonstrated track record, • Performance Bonus: 10–30% of base annually — split between portfolio performance metrics (mezzanine debt retired, refinances closed, dispositions executed, covenant compliance) and Founder discretion.
