Role Summary The Scattered SFR Portfolio Sales Advisors & BFR Community Portfolio Sales Advisors with SFRhub are responsible for sourcing, advising, and executing the sale and recapitalization of scattered/localized SFR portfolios or BFR communities within a defined territory. You will work with institutional investors, private equity funds, family offices, and large-scale operators, as well as sophisticated smaller owners / “Mom-and-Pops” seeking to scale or exit, using SFRhub's data-first platform and national buyer network. This role is ideal for investment CRE sales brokers who have experience with smaller to medium multifamily (2- to 50-unit), larger multifamily (50+ units), or mixed-use assets, and those who are ready to step into larger commission portfolio transactions with institutional-grade tools and support. Key Responsibilities • Originate exclusive listing assignments for scattered/localized SFR portfolios or BFR communities (typically 5-5000+ homes) by cultivating relationships with owners, operators, and investors in your market., • Advise clients on portfolio strategy, including aggregation, disposition, recapitalization, and market selection, using SFRhub's scrub reports and analytics., • Underwrite SFR/BFR portfolios, including rent rolls, operating statements, physical conditions reports, capital plans, and exit scenarios, in partnership with SFRhub's analytics team., • Prepare broker opinions of value (BOVs), offering memoranda, and marketing materials tailored to institutional and programmatic SFR/BFR buyers., • Manage full-cycle portfolio sale processes: buyer targeting, outreach, offer coordination, negotiations, due diligence support, and transaction closings., • Maintain expert-level understanding of local SFR/BFR fundamentals, including rent growth, vacancy, your local regional market conditions, financing/capital markets, operator presence, and portfolio sale activity., • Leverage SFRhub's digital marketplace to increase exposure, match portfolios with national buyers, and streamline transaction execution., • Collaborate with fellow SFRhub advisors, capital markets partners, and local SVN offices to cross-source opportunities and deliver integrated solutions., • Consistently manage and grow your prospect, owner, and buyer pipeline within the CRM and Advisor sales support. Qualifications Required Experience: • 3–10+ years of experience in CRE investment sales, preferably in small to mid-size multifamily (2–50 units), larger multifamily (50+ units), mixed-use, or SFR/BFR-focused brokerage., • Demonstrated experience closing income-producing property transactions; portfolio or multi-asset experience., • Strong understanding of CRE investment analysis, including cash flow modeling, cap rates, leverage, financing strategies, and risk/return trade-offs., • Active CRE real estate license in your region. Preferred Experience: • Familiarity with SFR/BFR investors and/or "investor-heavy" residential sales (e.g., significant share of business from landlord/investor/operator clients)., • Existing relationships with SFR/BFR owners/operators/builders (local communities and scattered), small multifamily owners, or SFR/BFR buyers in one or more priority markets., • Team member experience on investment sales teams at major CRE firms or boutique firms handling small- to mid-sized multifamily or scaled residential rental portfolios., • Understanding of institutional SFR capital deployment, portfolio underwriting, and operational metrics. Skills & Competencies • Investment Mindset: Ability to speak the language of investors and operators and frame deals in terms of yield, downside protection, and business/strategic planning., • Prospecting Discipline: Consistent outbound activity to build a deep database of SFR or BFR owners and buyers; comfort on the phone and in-person with high-net-worth and institutional clients., • Financial Acumen: Proficiency with Excel-based underwriting, rent roll analysis, T-12 review, and scenario modeling., • Negotiation & Execution: Ability to manage multiple offers, navigate counter-offers, and drive transactions to closing while balancing buyer and seller objectives., • Collaboration: Willingness to increase annual sales by co-brokering and sharing information, and leverage SVNI's amazing Shared Value Network® culture., • Ownership: Entrepreneurial mindset with the desire to "own" the SFR or BFR vertical in your region and build a multi-year business success plan to increase your income., • Growth Orientation: Desire to graduate from smaller deal sizes into larger SFR or BFR portfolio transactions, from $10MM to $125M,with national-platform support., • Technology Proficiency: Comfortable using CRM systems, underwriting software, task management, scheduling, and digital marketing platforms. Position Details Role Type: 1099 independent contractor sales Advisor under the SVN | SFRhub Marketplace franchise platform. Advisors are embedded in a local SVN franchise brokerage; an Advisor employment agreement is established jointly with the local Broker of Record (BOR) and SFRhub Marketplace. Location: YOUR major MSA market.
