Job Description Manager of Marketing & Leasing Level: Manager Location: Corporate Headquarters in Winter Park, FL Reports to: Director of Property Management Status: Salary, Exempt Position Overview The Manager of Marketing and Leasing is responsible for leading and integrating all marketing, branding, and leasing strategies across a portfolio of multifamily communities. This role provides strategic oversight and operational leadership to drive occupancy, revenue growth, and customer experience through cohesive marketing and leasing execution. The Manager of Marketing and Leasing serves as a key partner to executive leadership, asset management, and operations, ensuring alignment between brand strategy, lead generation, leasing performance, and on-site execution. Essential Duties and Responsibilities • Develop and execute a comprehensive marketing strategy supporting lease-up and stabilized multifamily communities, • Establish and maintain brand positioning, messaging, and visual standards across the portfolio, • Oversee digital and traditional marketing initiatives including websites, SEO/SEM, paid media, email marketing, social media, and advertising, • Direct the creation and deployment of marketing collateral, signage, floor plans, and community presentations., • Manage marketing vendors, agencies, and technology platforms, • Develop and implement leasing strategies that drive occupancy, revenue, and lease velocity, • Provide leadership, guidance, and performance management for regional and on-site leasing teams, • Establish leasing standards, sales processes, and customer experience expectations, • Support new development lease-ups, repositioning’s, and underperforming assets with targeted leasing plans, • Partner with operations to ensure consistent leasing execution and service delivery, • Align marketing and leasing efforts to maximize lead quality, conversion rates, and return on investment, • Collaborate with on-site teams to improve prospect follow-up, tours, and closing techniques, • Develop and deliver leasing and sales training programs focused on customer engagement and closing performance, • Coach teams on best practices, scripting, objection handling, and relationship-based leasing, • Support recruitment, onboarding, and performance evaluation of leasing personnel, • Develop and manage marketing and leasing budgets across the portfolio, • Track KPIs, leasing performance metrics, and marketing ROI; prepare executive-level reporting, • Ensure compliance with Fair Housing laws, regulatory requirements, and company policies, • Conduct market research and competitive analysis to inform pricing, promotions, and positioning Education and Experience • Bachelor’s degree in Marketing, Business, Communications, or a related field, • Minimum of 5-10 years of progressive experience in multifamily marketing and/or leasing, • Proven experience leading leasing teams and driving occupancy performance, • Demonstrated success with lease-ups, stabilized assets, and portfolio-level oversight Preferred Qualifications • Experience overseeing both marketing and operations functions, • Familiarity with CRM systems, property management software, and marketing analytics platforms, • Experience working with ownership, asset management, and third-party operators Knowledge, Skills, and Abilities • Strong leadership and people management skills, • Deep understanding of multifamily marketing and leasing operations and sales processes, • Advanced knowledge of digital marketing, lead generation, and conversion analytics, • Excellent written, verbal, and presentation skills, • Strong financial and analytical acumen, including budgeting and forecasting, • Ability to manage multiple priorities across a diverse portfolio, • Willingness and ability to travel to community sites as required Physical demands: The physical demands described represent those that must be met by an employee to successfully perform the essential functions of this job.
