Position Summary The Property Accounting Manager oversees 3 to 4 Property Accountants that conduct property-level accounting for 8 to 10 properties each for a portfolio of approximately 25 to 35 multifamily communities. This role works closely with regional managers to ensure financial reporting and operational accounting activities are accurate, timely, and complete to Ownership expectations. Key Responsibilities As a Property Accounting Manager at SPM, you will be responsible for: \tManages day-to-day accounting functions of Property Accountants to include review/approval of the monthly financial statements, bank reconciliations, wires, etc., while meeting the internal/external deadlines. \tEffectively communicate with all 3rd party clients on financial statement questions, distributions, business license filings, personal property tax filings and other Tax related questions. \tOversee and manage transitions of new properties as well as dispositions (sale or management transition) to include preparation of sale pro-rations. \tWork in partnership with the operations team on the annual budgets, reforecasts, Cash funding draws, and financial statement preparation. \tProvide training, discipline, goal planning, and performance management for a team of Property Accountants. \tWork closely with Regional Manager on a daily basis to make sure we have continuity between operations and accounting teams. \tAbility to successfully multi-task and manage multiple deadlines within multiple property management software applications. \tHas advanced knowledge of GAAP and industry standards. Financial Management & Reporting \tAnalyze and review financial information for assigned properties, ensuring accuracy and completeness of property-level financial statements \tOversee and approve financial transactions, including budget entries, revenue, expenses, payroll, invoices, mortgage payments, and distributions \tReconcile bank accounts and financial statements, approving exceptions to bank reconciliations and wire transfers as necessary \tPrepare and review journal entries, account reconciliations, and standard accounting reports \tMonitor compliance with debt covenants, funding requirements, and financial reporting deadlines Month-End & Year-End Close \tLead the month-end and year-end close processes to ensure timely and accurate reporting \tPrepare financial reporting packages including variance analysis, executive summaries, budget comparisons, bank reconciliations, and journal entries \tEnsure all reporting deadlines are consistently met across the assigned portfolio Budgeting & Forecasting \tPartner with the operations team on annual budgets, reforecasts, and cash funding draws \tAnalyze revenue and expenditure trends and recommend appropriate budget levels to ensure expenditure control Accounting Controls & Compliance \tDevelop, implement, and maintain accounting policies, procedures, and internal controls \tEnsure departmental workflows meet established accounting standards, GAAP, and company policies \tImplement process and procedural improvements to streamline work, increase productivity, and maintain quality Audit Coordination \tAct as liaison to internal and external auditors, providing documentation, research data, and information necessary to complete audits in a timely manner \tCoordinate preparation of documentation for fiscal year-end financial audits Client & Operational Collaboration \tPartner with property managers and regional managers to ensure timely and accurate pre-close financial activities \tCommunicate with third-party clients and owners on financial statement questions, distributions, business license filings, personal property tax filings, and other financial inquiries \tOversee and manage transitions of new properties as well as dispositions, including preparation of sale prorations Team Leadership \tRecruit, interview, hire, and onboard accounting staff \tProvide training, coaching, goal planning, and professional development to team members \tDeliver performance feedback and corrective guidance when necessary \tEstablish annual goals and objectives for the accounting team and assign properties and portfolios for effective workload distribution \tAll other duties and special projects as assigned Qualifications To be successful in this role, you should have: \tBachelors degree or better in Accounting or Finance, or related field required \tCPA certification highly preferred, or active progress being made toward CPA designation \t57 years of accounting experience, with at least 3 years in a supervisory or people leadership role \t35 years of property management or real estate accounting experience strongly preferred \tExperience with Yardi Voyager or similar property management accounting software a must \tStrong understanding of GAAP and internal controls within the multifamily property management industry \tAdvanced proficiency in Microsoft Office Suite, particularly Excel (VLOOKUPs, pivot tables, SUMIFs, etc.) \tExcellent communication, leadership, and problem-solving skills \tAbility to manage multiple priorities and deadlines across multiple properties simultaneously \tStrong organizational and time-management skills with a high attention to detail \tPre-employment drug test and background check required Benefits We offer a competitive salary and the following benefits package: \tHealth Insurance \tVision Insurance \tDental Insurance \t401K \tPaid Time Off \tBasic Life / Voluntary Life \tLong Term / Short Term Disability \tPromotion Opportunities Join our team and be a key player in maintaining the high standards of living in our properties.
