Job Description Job Title: Property Manager Reports To: Regional Supervisor RCMI Property: Village at Iron Blossom GENERAL PURPOSE OF JOB The Property Manager is responsible for the overall operational, financial, and administrative performance of the assigned property or apartment community. This role ensures the asset is well-maintained, financially stable, compliant with all regulatory requirements, and aligned with company policies and strategic objectives. The Property Manager drives revenue growth, expense control, staff performance, and resident satisfaction while maintaining strong community relations. DUTIES, RESPONSIBILITIES AND KEY ACCOUNTABILTIES The following duties are essential to the successful performance of this position. This list is not exhaustive and may be supplemented as necessary to meet operational needs. • Financial Performance & Asset Management, • Achieve and maintain occupancy goals in alignment with the approved operating budget., • Maintain delinquency at or below 2% through proactive collection practices., • Prepare and submit delinquency reports twice monthly, • Oversee rent collection, posting accuracy, and lease enforcement., • Maintain accurate rent roll and ensure timely monthly and daily financial processing., • Manage property payables, ensure property coding, and monitor expenses within approved budget parameters., • Develop and submit an annual operating budget within established timelines., • Identify revenue-enhancement and cost-control opportunities., • Operational Management, • Oversee the daily operations of the property to ensure efficiency, compliance, and resident satisfaction., • Support implementation and enforcement of company policies, procedures, and Standard Operating Guidelines., • Ensure the property is maintained in a safe, clean, and market-ready condition., • Monitor vendor performance and coordinate services as needed., • Leasing & Revenue Growth, • Oversee and drive leasing activities to ensure achievement of occupancy and revenue targets., • Adaptable and willing to accommodate seasonal office hours to support leasing and occupancy goals., • Administer resident/tenant leases in accordance with applicable state laws., • Develop and execute an annual marketing plan aligned with budget objectives., • Ensure compliance with fair housing and state leasing laws., • Monitor market trends and adjust pricing strategies accordingly., • Team Leadership & Talent Management, • Supervise, coach, and develop on-site staff., • Oversee hiring, onboarding, performance management, and terminations with proper documentation., • Conduct regular staff meetings and ensure adherence to company policies and procedures., • Foster a high-performance culture focused on accountability and customer service., • Compliance & Risk Management, • Ensure compliance with all federal, state, and local housing laws., • Maintain adherence to company policies and Standard Operating Guidelines., • Oversee safety compliance, conduct monthly safety meetings, and address risk concerns., • Ensure contract services meet company standards and legal requirements., • Capital Projects & Vendor Oversight, • Lead bidding processes for capital improvements., • Award contracts in alignment with company guidelines., • Oversee project execution, timelines, and budgets., • Maintain strong vendor relationships and performance accountability., • Resident Relations & Customer Experience, • Promote positive resident relations and conflict resolution., • Ensure timely and professional response to resident concerns., • Maintain professional appearance and conduct at all times., • Support tenant communications and community meetings as needed., • Key Accountabilities, • Achieve budgeted occupancy, revenue, and NOI targets., • Maintain delinquency at or below 2%., • Control operating expenses within approved budget thresholds., • Maintain full regulatory compliance with zero material violations., • Achieve high resident satisfaction and low complaint escalation rates., • Maintain strong employee engagement and acceptable turnover levels., • Complete capital projects on time and within budget, • Other Projects and Duties, • Complete additional projects assigned by the Senior Leadership or Regional Supervisor as the business needs may arise. Advancement is based on experience, certifications, technical competencies, performance, and business needs. EDUCATION and/or EXPERIENCE • 3-4 years job-related experience as Assistant Manager or Manager role required, 2 years of 4, would be in a supervisory/managerial level, • Experience in General business and accounting principles and practices, • Math aptitude at High School level COMPUTER, TECHNICAL & EQUIPMENT SKILLS • Proficient in personal computer skills and business-related software including Microsoft office products and use of e-mail, • Excellent Communication Skills, both written and verbal, • Experience with Property Management Software WORK ENVIRONMENT This job entails moderate noise and clear vision.
