Job Description Position Title: Property Manager Location: Houston, TX Assignment Type: 3-month contract with potential for contract-to-hire Compensation: $38-40/ hour Work Schedule: Monday–Friday, 8:30 a.m. – 4:30 p.m. Benefits: This position is eligible for medical, dental, vision, and 401(k). Commercial Property Manager This role focuses on overseeing a portfolio of commercial real estate assets with the goal of protecting and increasing overall property performance. The position involves daily operational oversight, financial coordination, and strong relationship management with tenants, service providers, and internal leadership. Core Functions • Lead the daily operations of assigned properties to ensure they are well-maintained, presentable, and aligned with ownership priorities., • Serve as the primary point of contact for tenant needs, service requests, lease questions, and general support., • Coordinate all aspects of building upkeep, including maintenance scheduling, repairs, inspections, and vendor activities., • Manage vacancy readiness, turnover timelines, and property showings for prospective occupants., • Support marketing and visibility efforts for available spaces, including signage coordination and onsite presentation., • Oversee the handling of rent processing, account reconciliations, deposits, and delinquencies., • Review lease documents and ensure lease terms are being followed by both tenants and vendors. Portfolio & People Management • Maintain a strong presence with tenants to support long-term retention and satisfaction., • Monitor physical conditions across all locations and ensure buildings remain safe, functional, and visually appealing., • Support and oversee construction projects, tenant build-outs, upgrades, and capital improvements as assigned., • Provide guidance and direction to onsite personnel, including hiring, training, and evaluating performance., • Build effective working relationships with vendors, contractors, municipal contacts, and other stakeholders., • Ensure operations are compliant with local, state, and federal requirements related to commercial properties., • Maintain accurate documentation, planning materials, financial files, and operational logs., • Track utility usage trends and implement cost-saving measures when appropriate., • Utilize relevant systems and software platforms for reporting, budgeting, and property management tasks., • Follow company-wide standards, processes, and operational expectations., • Occasionally travel between sites and perform duties requiring responsible driving., • Collaborate with peers and contribute to broader initiatives across the property portfolio. Financial Oversight • Create and maintain annual operating budgets for each property in the portfolio., • Track financial activity monthly and evaluate variances, spending, and performance compared to projections., • Authorize expenses within set thresholds and ensure costs align with ownership expectations., • Identify ways to improve revenue, reduce unnecessary expenses, and strengthen financial outcomes., • Prepare periodic reports for ownership, including financial updates, operational summaries, and recommended action plans. Requirements • At least five years of experience in commercial property management (such as office, retail, or mixed-use environments)., • Strong understanding of lease interpretation, budgeting, and financial reporting practices., • Excellent communication skills with the ability to navigate tenant concerns and resolve issues diplomatically., • Familiarity with property management technology, • Highly organized with the ability to balance multiple assignments and timelines.
