Job Description Property Manager (Hands-On) Company: Knox Group Properties Job Type: Full-Time (Monday–Saturday; Sunday On-Call) Work Location: In-Person (Not Remote) Start Date: Immediate About the Role Knox Group Properties is seeking a highly motivated, hands-on Property Manager with strong experience in vacation, industrial, and retail rentals. We are looking for a loyal, long-term, career-oriented professional who takes ownership, builds strong relationships, and thrives in both field and office environments. This role blends the personalized service and attention to detail of a boutique firm with the systems, marketing power, and support of a larger management company. The ideal candidate is proactive, detail-oriented, customer-focused, and comfortable managing vendors, maintenance teams, guests, and property owners. Compensation & Earnings Potential • Competitive base pay (based on experience), • Lease Bonus Structure (based on company standards):, • 0–3 month lease: $100 bonus, • 3–7 month lease: $250 bonus, • 7–12 month lease: $500 bonus, • 3% commission on Airbnb/vacation rental accounts under management, • Smartphone provided for daily use Bonus eligibility requires: • Tenant credit and background approval by the Accounting Department, • Receipt of security deposit, • Receipt of first month’s rent Key Responsibilities Property Operations • Create and assign work orders; coordinate with the property care team, • Maintain up-to-date records for each property, including inventory, inspections, and maintenance, • Perform monthly property inspections to ensure quality standards, • Conduct pre-arrival and post-departure quality assurance inspections, • Ensure all maintenance issues are resolved promptly and satisfactorily, • Photograph and report any damage or loss, • Maintain records for chargeable items and completed work orders, • Monitor cleaning quality and ensure standards are met, • Maintain company inventory and advise when re-order levels are reached, • Manage key control and key inventory for all properties, • Oversee maintenance supply inventory and usage, • Manage laundry room operations and inventory to prevent loss, theft, or stock depletion Guest Experience • Communicate and follow up with guests to ensure full satisfaction, • Welcome guests at properties when required, • Assist Guest Experience team with pre-stay, during-stay, and post-stay outreach, • Document guest issues and ensure proper resolution, • Review guest feedback and take corrective action, • Respond to guest call-outs and minor troubleshooting needs Field & Maintenance Support • Perform minor repairs (light bulbs, batteries, breaker resets, unclogging disposals, etc.), • Perform light touch-up cleaning when necessary, • Conduct safety checks, including:, • Smoke alarms, • Fire extinguishers, • A/C filters, • Pool fences & alarms, • Emergency lighting, • Arrange for and supervise contractors, • Prepare incident reports following company procedures, • Occasional after-hours and on-call support Administrative & Compliance • Create and update company procedures and ensure compliance, • Maintain accurate inventory logs (initial and quarterly), • Keep organized records and receipts for chargeable items, • Ensure properties maintain a safe environment for guests Weekend & Availability Expectations Saturday is a critical field day. The Property Manager will spend the majority of Saturdays: • Conducting and coordinating property showings, • Visiting multiple properties throughout the day, • Driving between locations within the portfolio, • Inspecting units and overall property condition, • Overseeing and verifying cleaning team performance Phone Responsibility: • During weekdays, the Property Manager’s assistant will primarily manage scheduling and routine communications. Requirements • Minimum 5 years of in-office property management experience (required), • Experience with vacation rentals strongly preferred, • Experience with industrial and/or retail properties is a plus, • Proven ability to work both in the field and in the office, • Strong experience coordinating with maintenance teams, vendors, and clients, • Excellent English communication skills (verbal and written); bilingual is a plus, • Valid driver’s license and reliable transportation, • Basic computer proficiency and strong email communication skills, • Highly organized with strong multitasking ability, • Self-motivated, dependable, and detail-oriented, • Professional appearance and customer-service mindset, • Ability to take ownership and see projects through completion, • Bilingual (English + Spanish) Employment Conditions • Full-time position, • Monday through Saturday schedule, • Sunday on-call rotation, • Background check required, • Drug screening required, • Must be legally authorized to work in the country, • Work Remotely: No How to Apply Please submit: • Your most up-to-date and accurate resume highlighting your performance, personality, and relevant skills
