Position Overview We are looking for a Director of Construction to oversee all new club builds—including tenant improvements and ground-up projects—ensuring every gym is delivered on time, within budget, and to Crunch's uncompromising quality standards. This leader will manage external contractors, guide a team of construction managers, and serve as the critical bridge between internal stakeholders (NCO, operations, marketing, leadership) and field execution to fuel our rapid expansion. What You’ll Do: • Lead project oversight from site inspections/test fits through plan approvals, construction execution, and operational handover., • Manage bid processes, negotiate contracts, and procure contractors based on cost, timeline, and quality., • Develop/track project budgets, monitor cost performance, and implement risk mitigation strategies., • Serve as primary liaison between internal teams and external contractors, providing regular progress reporting., • Oversee quality control, site inspections, compliance, and final close-out (punch lists, warranties, as-builts)., • Lead and mentor a team of construction managers to deliver turnkey, member-ready facilities. What Success Looks Like: • 100% of projects delivered on time, within budget, and meeting/exceeding quality standards with zero major punch list issues at handover., • Construction team consistently hits milestones, with contractor first-time fix rates >90% and minimal change orders., • Operations teams receive fully operational, member-ready clubs with complete documentation and warranties., • Budget adherence within 2% variance, with proactive cost savings identified and realized., • Internal stakeholders (NCO, operations, leadership) rate communication and coordination 4.5+/5., • Scalable processes support 20+ annual gym openings without quality degradation. About You: You're an autonomous construction leader with 10+ years managing commercial projects, preferably fitness/retail, who thrives on delivering turnkey facilities under tight timelines. You energize teams around shared goals, make tough calls decisively, and execute relentlessly while maintaining budgets, schedules, and quality. Socially engaging with uplifting energy, you build trust with internal stakeholders and external contractors alike. Passionate about fitness, you're hands-on in the field (walking sites 8+ hours) and office-savvy with advanced MS Office/Project skills Responsibilities: Project Oversight & Plan Approval: • Coordinate and evaluate site inspection reports and test fits for proposed gyms., • Lead the approval process for construction plans, ensuring compliance with local regulations, codes, and Crunch’s development requirements., • Review and approve project designs, plans, and specifications after construction begins., • Develop bid documents and manage the solicitation, evaluation, and selection of contractors for tenant improvements and ground-up projects., • Manage a team of construction managers, providing guidance, mentorship, and oversight to ensure project goals are met., • Develop and maintain project budgets, ensuring adherence to financial targets., • Act as the primary point of contact between internal stakeholders (e.g., NCO team, operations, marketing, and senior leadership) and external contractors or vendors., • Provide regular updates on project progress, timelines, budget status, and any potential issues., • Ensure smooth communication across all levels, addressing concerns or challenges proactively., • Ensure that all construction projects, whether tenant improvements or ground-up builds, are completed to meet specifications and delivered on time., • Oversee project schedules, ensuring milestones are met and any delays are quickly addressed., • Identify potential risks early in the project lifecycle and implement mitigation strategies., • Oversee site inspections and quality control to ensure compliance with design specifications, safety standards, and best practices., • Manage relationships with contractors, vendors, and consultants to ensure alignment with project goals., • Oversee the project close-out process, including final inspections, punch lists, and handover to the operations team., • Ensure all warranties, as-built drawings, and other close-out documentation are completed and provided. Required Qualifications: • Bachelor's degree required., • Minimum 10 years construction management experience., • Experience managing teams of project/construction managers., • Proven expertise in: budgeting, bid documents, scheduling/phasing, cost management, contracting, document control, project reporting, closeout/commissioning, full turnkey delivery., • Advanced MS Office skills (Outlook, Word, PowerPoint, Excel, Project)., • Physical ability to walk/stand 8+ hours, lift 25-50 lbs, wear PPE, navigate construction sites. Preferred Qualifications: • Fitness industry experience (gyms, retail, hospitality)., • Multi-unit construction budget oversight., • Experience creating positive, high-performing project teams. Travel: Significant travel required (50%+) to project sites across multiple markets for inspections, contractor meetings, and progress oversight. Schedule flexibility needed including evenings/weekends for emergencies.
