Summary: The Maintenance Manager will manage staff and handle and perform a variety of non-technical, non-licensed mechanical, electrical maintenance, HVAC, painting, carpentry, custodial, plumbing, general repair, and other handyperson tasks related to overall building maintenance for mixed-use residential and commercial buildings in Harlem Manhattan, NY. The Maintenance Manager will report to, and work under the direct supervision of the Project Manager, Property & Asset Management. Essential Duties: • Supervision of staff including training, coaching, ensuring staff follow all company policies and regulations, certify that timecards are submitted, accurate and approved by the deadline., • Must be computer tech savvy in utilizing google suite and in learning and applying new systems., • Performs general repairs and services in all maintenance related disciplines assigned by the Project Manager, Property & Asset Management., • Must be available to respond to emergencies during and after work hours., • Performs minor repairs including carpentry, painting, surface touch-ups, tiling, and flooring., • Identifies and reports any deficiencies in residential units or the building., • Change locks, re-keys, and make key copies as directed., • Reports all accidents and any illegal activities to management in a timely way., • Supervises any third-party contractors and utility companies as needed., • Properly documents and details completed work orders., • Complete any other tasks as needed and as assigned by the Property Coordinator., • Always maintains a working/professional relationship with tenants., • Minimum of 4 years of experience in general maintenance, caretaking, mechanical, electrical and/or equipment and building repairs., • Minimum of 1 year supervisory experience., • Minimum of 1 year experience in training staff., • Must have solid computer experience and the ability to learn and utilize new systems. Cleaning and Janitorial Services: • Ensures completion of assigned cleaning schedule tasks within each scheduled shift., • Sweep, mop, vacuum, and dust to ensure cleanliness throughout the property., • Clean and maintain common areas, including but not limited to offices, hallways, stairways, elevators, lobbies, laundry rooms, and restrooms., • Perform regular trash removal and ensure trash bins are emptied daily in all common areas and compactor chutes., • Clean windows, doors, and other surfaces to maintain a neat and presentable appearance., • Assist with light maintenance tasks, such as changing light bulbs, cleaning air vents, and minor repairs in but not limited to common areas., • Perform minor repairs or alert the property manager /superintendent to larger maintenance issues., • Ensure that all common areas are well lit and safe for tenants., • Report any safety hazards, damage, or issues (e.g., broken equipment, blocked exits) immediately to property management/superintendent., • Provide excellent customer service to tenants, addressing any concerns related to cleanliness or common area upkeep in a professional and friendly manner., • Report tenant concerns or issues to property management/superintendent as needed., • Maintain an inventory of cleaning supplies and equipment, reporting any shortages to the property ma nag er /superintendent., • Work closely with the maintenance team and property manager to ensure the overall upkeep of the property., • Committed to active promotion of ICL values and goals., • Present yourself in a clean and organized appearance at all times., • Excellent oral and written communication skills., • Able to pay attention to the details., • Able to use sound judgement., • Work with high productivity standards, • Able to lift about 75 lbs., • Ability to work independently and part of a team, • Must be proficient at safely using tools associated with the job, • Ability to establish effective working relationships with a variety of people at all levels in the organization., • Dependability- ability to report for work as scheduled on a consistent basis, • Must be able to deal effectively with demanding tenants., • Must be able to walk all over the building, including up and down stairs., • High School diploma or GED plus a minimum of 2 years' experience in building maintenance with basic knowledge of OSHA standards, sheet rocking, taping, painting, tiling and woodworking. Job Description We are now looking to hire a technician for the New Jersey & New York City market! We have existing relationships with several major national retail chains. About the Position: Full Time Preferred weekly schedule is Wednesday - Sunday. We’re willing to discuss the weekly schedule with the right candidate if there is flexibility needed. Times may vary, but generally 8am - 4pm or 9am - 5pm depending on the customer's needs. It is expected that you will work past 5pm on some workdays. Once fully trained, you will be required to be ‘on call’ every 4th week. Weekend and overnight work receives ‘time and half pay’ and always a minimum paid amount regardless of hours worked. (Training period is typically 1 - 2 months, depending on the performance and comfort level. There is ‘training pay’ during the training period.) This career is ideal for someone who enjoys working in different trades each day, and driving to different store locations, generally within a 1 hour radius.
