We acquire vacant parcels across the Southeast, Midwest, and other parts of the USA, subdivide them into smaller lots, and sell individual lots for profit. We move fast, we're data-driven — however we're building something different in the land investment space. This is a ground-floor opportunity to join a lean, high-output team. The Role We're looking for a sharp, goal-oriented, and tech-driven team member to own the full due diligence lifecycle on our land subdivision deals — from identifying promising parcels all the way through funded close. You are not a researcher who hands off a report. You are the person who carries the deal from first look to finish line. This is a hybrid position — some days in our Round Rock, TX office, with the remainder working from home. Candidates must be local to the Round Rock / Austin area. This role starts as a 1099 contract engagement, but we're building for the long term. For the right candidate, this position has a clear path to full-time employment as GoldSoil grows its deal volume and team. What You'll Own — The Full Deal Lifecycle • Market and Regulatory Research — Building the Pipeline, • Research states and counties across the USA to identify where subdivision regulations are most favorable — lower lot minimums, streamlined exemption thresholds, minimal platting requirements, • Study and document local ordinances, zoning codes, and subdivision exemption rules to build a ranked shortlist of target markets, • Maintain a living database of pre-vetted counties where GoldSoil can move quickly and confidently when the right parcel surfaces, • Keep the opportunity pipeline healthy and current — continuously adding new markets as regulations shift and deal flow in existing markets slows, • Use AI tools (Claude, ChatGPT) to accelerate ordinance research, summarize regulatory documents, and flag markets worth pursuing, • Lead Identification, • Review active land listings across target counties using Zillow, Land.com, and MLS data, • Run listings through our internal scoring pipeline to identify parcels with subdivision potential, • Filter for road frontage, lot size, days on market, pricing vs. market value, and utility availability, • Use AI tools (Claude, ChatGPT) to accelerate screening, summarize listing data, and flag red flags early, • Preliminary Vetting — Eliminating the Losers Fast, • Pull each candidate parcel in county GIS and Google Earth — confirm shape, frontage, and road access visually, • Run FEMA flood map checks to estimate usable acreage, • Research county subdivision ordinances, exemption thresholds, setback requirements, and minimum lot sizes, • Check qPublic and county assessor records for deed descriptions, ownership, back taxes, and liens, • Call county planning and zoning offices to confirm split eligibility and flag any known issues, • Deliver a ranked shortlist of actionable deals with a clear GO / NO GO recommendation on each, • Contracts and Realtor Coordination, • Assist in preparing and reviewing purchase agreements and letters of intent, • Identify, vet, and shortlist local realtors and land brokers who are active in the target county and state, • Coordinate with the agent or seller's representative through the negotiation and contract execution phase, • Ensure contract terms protect GoldSoil's position — contingencies, inspection periods, earnest money structure, • Full Due Diligence — Contract to Close Once a property is under contract, you own everything until the deal is funded and done:, • Order and coordinate PERC tests — confirm primary drainfield and 100% reserve site per lot, • Engage and manage local surveyors — confirm frontage measurements, parcel geometry, and proposed lot lines, • Communicate directly with county health departments, planning offices, and zoning boards to advance plat approval or subdivision exemption sign-off, • Track all approval milestones and flag any issues that could affect closing timeline or deal viability, • Coordinate with title company, closing attorney, and any other parties required to fund the deal, • Keep management informed with concise status updates — no surprises at the closing table What We're Looking For • Experience in real estate, land, title, planning, or a related field — land specifically is a big plus, • Comfortable navigating county GIS portals, qPublic, FEMA MSC, and state parcel databases, • Actively uses AI tools like Claude and ChatGPT in your day-to-day research and workflow — this is not optional, it's how we operate, • Proven ability to manage multiple moving parts simultaneously — surveyors, county offices, title companies, and agents don't all move at the same speed, • Strong phone presence — you are comfortable calling county officials, surveyors, and realtors and getting real answers quickly, • Organized and fast — we move on multiple deals per week and timelines matter, • Self-directed — you manage your own pipeline and don't need hand-holding to figure out next steps, • Must be local to the Round Rock / Austin area and available to work from the office on designated days, • Someone who wants to grow with a company, not just fill a contract — we invest in people who invest in the work, • Familiarity with South Carolina or Michigan land markets is a plus, not a requirement Compensation • 1099 independent contractor to start, • Hybrid schedule — combination of in-office and remote days, • Hourly pay for time worked across the deal lifecycle, • Commission earned on every deal that closes and sells, • Clear path to full-time employment for the right candidate as deal volume grows
