Description We are seeking a reliable and hardworking Warehouse Driver to join our team in the door manufacturing and distribution industry. The successful candidate will be responsible for delivering doors and related products to customer sites and assisting with general warehouse duties including loading/unloading inventory management and maintaining a clean and organized facility. Responsibilities Safely operate company vehicles (typically box trucks or flatbeds) to deliver doors and building materials to customers and job sites. Ensure accurate and timely deliveries based on schedules. Verify contents of delivery against delivery paperwork or invoices. Interact with customers professionally and courteously during deliveries. Follow all DOT and company safety regulations Load and unload materials manually or with forklifts/pallet jacks. Organize and store products in designated warehouse locations. Assist with receiving and inspecting incoming shipments. Pick and stage products for upcoming deliveries or customer pick-ups. Maintain a clean safe and organized warehouse environment. Fabrication/alteration of products Ensure that all OSHA requirements and certificates are properly adhered to Must wear required PPE at all times Qualifications 2 years of experience in a warehouse or delivery driver role preferably in the door or building materials industry. Proven ability to safely operate delivery trucks (non-CDL or CDL depending on vehicle size). Experience loading and handling large heavy or fragile products (e.g. doors frames or hardware). Previous use of warehouse equipment such as forklifts pallet jacks and hand trucks. Demonstrated ability to work independently meet delivery schedules and provide excellent customer service. Education/Qualification Highschool Diploma/GED preferred. Valid drivers license (CDL may be required for larger vehicles). Clean driving record with knowledge of safe driving practices. Required Skills Ability to operate warehouse equipment (forklifts power tools RF scanners etc.). Ability to read write and communicate effectively. Ability to perform basic math functions (addition subtraction multiplication division). Basic computer skills for inventory management. Work Conditions Ability to work in outside hot and cold weather conditions. Majority of work is performed in an indoors industrial environment with concrete flooring. Infrequent outdoor exposure. The use of Personal Protective Equipment (PPE) is necessary to ensure worker safety. Must be able to use the following PPE: steel toe boots safety glasses safety gloves and others as required. Depending on location protective sleeves may be required. The workspace includes both forklift and pedestrian traffic necessitating heightened awareness and adherence to safety protocols. Exposure to dust and depending on assignment may be exposed to paint fumes. Occasional work at high heights using ladders or scissor lifts. The Impact You Will Have: As the Predevelopment Project Manager you will be responsible for leading and managing predevelopment activities for assigned projects. This role requires close collaboration with Civil & Environmental Engineers Designers Development Consultants municipal and utility staff and internal teams including Corporate Real Estate Development Engineering and Data Center Operations. The Project Manager must have strong written and verbal communication skills to effectively engage with key stakeholders and support decision-making processes. What You Will Do: * Manage due diligence entitlements and permitting processes for multiple projects within a campus to support new data center development. * Develop and communicate monthly predevelopment program and project status updates tailored for executive-level review and decision-making. * Collaborate with QTS stakeholders design consultants and construction teams to create a comprehensive master campus development plan including site-wide design solutions and capital budgeting. * Identify and communicate due diligence entitlement and permitting risks along with risk mitigation strategies to maintain project timelines and budget predictability. * Manage the creation and continuous refinement of multi-phased campus development plans to ensure adherence to time budget and quality standards. * Maintain and update campus master plans to provide accurate project forecasting in a dynamic development environment. * Develop scopes of work for due diligence master planning and permitting; participate in vendor screening evaluations cost leveling selection and contract negotiations. * Ensure key stakeholders are well-versed in entitlement and permitting strategies for assigned projects. * Monitor and manage project budgets to maintain cost predictability and effective cash flow management. * Establish and track due diligence entitlement and permit schedules ensuring timely completion through effective internal and external team coordination. * Support Sales Engineers and Product teams in custom deal structuring for prospective clients within assigned sites budget and scheduling parameters. * Represent QTSs interests in critical meetings with regulatory agencies AHJs (Authorities Having Jurisdiction) economic development corporations (EDCs) and the public. * Build and foster strategic relationships to strengthen QTSs leadership position in the data center real estate sector. * Enhance project management processes and protocols within the development team to improve operational efficiency.
