EMPLOYER’S AGENT/PROJECT MANAGER – (JPC-55) Location: Sevenoaks Office Overview: Take projects from inception to completion, including Client liaison as Project Manager / Project Deliverer. Work for a small team, reporting directly to the Team Leader / Delivery Director. Experience/ Qualifications: • Minimum 2-3 years post-graduate experience Residential, New Build, Refurb, Regen and Remediation projects., • Mixed-use developments., • Understanding of JCT and Development Agreements., • Technical background desired., • Experienced in delivering fire remediation work., • Experienced in managing land led new build residential schemes & engagement with multiple stakeholders. Skills, Knowledge, Understanding and Learning • Liaise closely with Clients, Contractors, Developers, Clerk of Works and other key stakeholders., • Understand the requirements of Housing Associations, Local Authorities and Developers and how they differ as Clients., • Understand the limit of your competency and when you will need to call on specialist advice and engage closely with them and wider project team as a team/project lead., • Advise clients on procurement routes and general contract advice., • Understanding of on site processes in order to support the Construction Phase delivery., • Understand key deliverables within your contract to ensure the Client gets the information they need., • Report monthly to the team leader on fee projections and anticipated income vs project programme., • Have worked in a BIM environment and have an understanding of working on a Collaborative Data Environment. Pre-Contract Procedures and Administration • Deal with/organising all pre-contract investigations, surveys and other due diligence issues required by Clients, including sustainability issues., • Chair and minute pre-contract meetings; immediate issue of minutes to all relevant parties., • Project manage where applicable other consultants on behalf of client., • Undertake all client funding and developments control requirements., • Prepare Employer’s Requirements, Performance Specifications, RDS etc., • Amend contracts, prepare Build Agreements and JCT contracts., • Maintain the scheme risk registers, action logs and programme., • Technically appraise drawings as they are received to ensure compliance with ER requirements. Post-Contract Procedures and Administration • Chair and minute site meetings; immediate issue to all relevant parties., • Regular site inspections; reporting of same., • Timely issue of relevant instructions, certificates and notices., • Assess contractor payment applications & advise client on cashflow forecast., • Co-ordinate management of projects as a whole, ensuring timely and satisfactory delivery to clients., • Carry out/organise pre-handover inspections, including recording gas, electric, water meter readings etc., • Carry out/organise End of Defects inspections; monitor defects; issue relevant/ appropriate certificates/notices., • Prepare Final Accounts (claims where applicable) & issue final statements., • Use your skill and experience to identify risk areas and advise the client accordingly., • Carry out site inspections, snagging and de-snagging ahead of an organised handover procedure for your client.
