Supporting the Senior Commercial Manager in the following: Setting targets and goals across the commercial department and ensuring that plans are in place to deliver those goals. Management, motivation and training of staff across the commercial function. To maintain the business culture and control framework within the boundaries set out in the Operating Framework, the Commercial Manual, P.M.I.P. processes and other Taylor Wimpey CDM processes. Resource Management • Manage the Quantity Surveying and Buying activitiesin order thatprocurement and cost reportingare alignedwithin the COINS framework., • Ensure adequate resources are on site tocommencebuildin line with Development Programmes., • Monitor and evaluate subcontract performance and take any appropriate action., • Work with all subcontractors and suppliers to negotiatebestdeals where appropriate and work with other departments to improvecost effectiveness., • Provide additional Line Management toteamof Commercial Administrators., • Assist Land team withLPEs, estimating and completing land purchaseexcersieviability and financial pack ifbidissuccessful, • Calculate all the prime costs on developments within the business, reporting any movements in the costs since the preparation of the land purchase exercise. Prime coststoinclude butnotrestricted to house pricing, labour costs, site work operations and remediation work., • Negotiate and place orders with labour and material subcontractors on a competitive tender basis., • Provide a detailed cost budget and sharewithSiteManager at the appropriate time., • Carry outfullCVR process and prepare and present information for P&L meetings, wherea lead role should be taken., • Maintain the development budgets both in COINS and BoQ., • Ensure regional commitments to Infrastructure projectsare met, reported and maintainedregularly,to avoid out-of-date costs., • Monitor the performance of suppliers and subcontractors in conjunction withsite basedstaff and provide feedback to suppliers and subcontractors outlining where an unacceptable standard of materials or performance hasbeen identified., • Report on Value Improvement actions through Quarterly Value Improvement Meetings., • Manage,monitorexternal ProjectManagersInfrastructure Valuations and TW internalcostto complete reports and reflectlatestestimates of incurred and forecastexpenditure., • Complete the apportionment of total prime costs to individual plots and produce a profit analysis., • Monitor and explain subcontractor cost movements., • Responsible for subcontractor payments, variation orders and day works., • Undertakevaluations of production at budgeted coston a monthly basisand split the cost of profit completions and potential future profit to estimate a value for work in progress., • Report on savings and excesses against budget costs to the Director., • Strong knowledge of all buying and quantity surveying activities., • Good knowledge of Building Regulations, NHBC and Health and Safety requirements., • Wide experience in the procurement and purchase of materials and sub contract labour., • IT literate (COINS system preferable)., • Managing a Team.
