My client is seeking an exceptional Construction Manager with proven experience delivering high‑end commercial Cat B fit‑out projects at major project values. This role is responsible for the safe, timely, and high‑quality delivery of a complex £100m workplace fit‑out, coordinating construction activities, subcontractor packages, logistics, and stakeholder interfaces. The successful candidate will have a strong track record managing premium finishes, complex MEP integration, and large‑scale multi‑floor corporate environments, ensuring that the project meets the highest standards expected of a landmark commercial interior. Key Responsibilities 1. Project Delivery & Site Control Lead day‑to‑day site operations for a high‑value, multi‑floor Cat B fit‑out project. Oversee construction sequencing, logistics planning, and short‑term programming. Coordinate with design, commercial, and technical teams to ensure seamless delivery. Monitor progress against programme and implement recovery strategies when required. Maintain clear, accurate site documentation, daily records, and progress reporting. 2. Quality Management – High-End Finishes Ensure the highest level of craftsmanship across all trade packages, with particular focus on premium joinery, bespoke finishes, specialist lighting, and high‑spec MEP coordination. Conduct regular quality inspections and ensure work aligns with design intent and client expectations. Lead snagging and final-quality sign‑off to “showroom standard”. 3. Health, Safety & Compliance Maintain exemplary H&S standards on a complex construction site. Ensure compliance with CDM, statutory requirements, and internal safety procedures. Oversee RAMS, toolbox talks, safety audits, and close out corrective actions. Proactively identify and mitigate high‑risk activities at scale (e.g., major plant movement, heavy MEP coordination, large workforce volumes). 4. Subcontractor Management Manage, coordinate, and drive large teams of subcontractors across multiple concurrent packages. Ensure subcontractors adhere to programme, quality requirements, and H&S expectations. Resolve technical and logistic challenges in real time to avoid programme delays. Review and approve sequencing, working areas, and access requirements. 5. Client, Stakeholder & Consultant Communication Act as a principal site contact for client representatives, consultants, and design teams. Provide clear progress updates, risks, and mitigation measures. Support client walkthroughs, mock‑ups, and sample approvals. Maintain a professional, solutions‑driven approach at all times. 6. Programme & Commercial Awareness Work with the project team to ensure progress aligns with programme milestones. Support procurement, change management, and variation tracking. Monitor labour levels, material deliveries, and resource allocation. Identify commercial risks and opportunities early and escalate appropriately. Essential Skills & Experience Extensive experience delivering large‑scale (£50m–£100m+) commercial Cat B fit‑outs. Strong background in high‑end interior environments, including bespoke finishes, complex joinery, specialist lighting, and intricate MEP systems. Proven ability to manage large site teams and multiple subcontractor packages concurrently. Excellent understanding of sequencing, logistics, and coordination on major projects. Ability to read and interpret design drawings, specifications, and technical details. Strong communication, leadership, and problem‑solving abilities. SMSTS, CSCS (Black/Gold), First Aid required. Desirable * Experience delivering projects in blue‑chip corporate, luxury, or flagship HQ environments. * Experience in fast‑track environments with high daily workforce volumes. * Knowledge of digital construction tools (BIM, digital snagging, and reporting platforms). * Experience with Tier 1 contractors or leading fit‑out specialists
