Job Description Job Title: Assistant Manager (Bilingual) Reports To: Property Manger RCMI Property: Southwest Village GENERAL PURPOSE OF JOB The Assistant Property Manager supports the Property Manager in overseeing the daily operations of the apartment community to ensure financial performance, operational efficiency, regulatory compliance, and exceptional resident satisfaction. This role is responsible for leasing support, rent collections, delinquency management, resident relations, administrative oversight, and supervision of on-site staff in the Manager’s absence. The Assistant Property Manager must demonstrate strong organizational skills, customer service excellence, financial awareness, and the ability to manage competing priorities while maintaining compliance with company policies and housing regulations. DUTIES, RESPONSIBILITIES AND KEY ACCOUNTABILITIES The following duties are essential to the successful performance of this position. This list is not exhaustive and may be supplemented as necessary to meet operational needs. • Operational Management, • Assist in overseeing the daily operations of the property to ensure efficiency, compliance, and resident satisfaction., • Support implementation and enforcement of company policies, procedures, and Standard Operating Guidelines., • Ensure the property is maintained in a safe, clean, and market-ready condition., • Monitor vendor performance and coordinate services as needed., • Financial Performance, • Assist in achieving budgeted occupancy, revenue, and expense control goals., • Support rent collection efforts and follow up on delinquent accounts in accordance with company policy., • Participate in preparing reports, tracking key performance indicators, and reviewing financial performance., • Contribute to cost-control initiatives while maintaining service standards., • Leasing & Marketing, • Support leasing efforts including tours, follow-ups, and application processing., • Adaptable and willing to accommodate seasonal office hours to support leasing and occupancy goals, • Ensure compliance with Fair Housing and all applicable federal, state, and local regulations., • Assist in executing marketing strategies to maintain high occupancy levels., • Maintain accurate and complete leasing documentation., • Resident Relations and Retention, • Promote positive resident relations through professional and timely communication., • Address resident concerns and escalate issues to the Property Manager when appropriate., • Support resident retention initiatives and community engagement efforts., • Staff Supervision & Team Support, • Assist in supervising on-site staff, providing guidance, training, and performance feedback., • Promote teamwork, accountability, and a positive work environment., • Support scheduling and coverage needs to ensure operational continuity., • Compliance & Risk Management, • Ensure compliance with all applicable laws, including Fair Housing regulations., • Maintain accurate records and documentation., • Support safety protocols and emergency response procedures., • Other Projects and Duties, • Complete additional projects assigned by Senior Leadership or Regional Supervisor as business needs arise., • Key Accountabilities, • Achievement of occupancy and revenue targets., • Maintenance of resident satisfaction standards., • Adherence to company policies and regulatory compliance., • Contribution to a positive and productive workplace culture., • Support of overall asset value preservation and enhancement. EDUCATION and/or EXPERIENCE • High school diploma or GED equivalent, • Preferred Property Management experience, • Leasing experience is property management is a plus, • Experience with affordable housing programs, compliance, and certifications, • Proficient in personal computer skills and business-related software including Microsoft office products and use of e-mail, • Excellent Communication Skills, both written and verbal, • Experience with Property Management Software WORK ENVIRONMENT This job entails moderate noise and clear vision.
