Job DescriptionSalary: $75K-$95K THE PITCH Based in Orange County, the Project Planner will play a critical role in bridging the gap between sales/estimating and construction management. This person will be responsible for preparing accurate project budgets, assembling complete project documentation, and ensuring a smooth, successful handoff to the Project Manager. We are seeking someone who loves organizing details, collaborating with designers and trade partners, and setting projects up for success. WHAT YOULL DO • Assemble complete construction project packages (specs, material selections, vendor/sub quotes) in collaboration with our Design and Architecture team, • Identify potential risks, permitting needs, and pre-construction requirements, • Prepare accurate, detailed project budgets based on scope, design, and specifications, • Coordinate with trade partners to confirm site visits, trade walks, timelines, and pricing, • Create preliminary construction schedules and align with company resource availability, • Deliver well-documented, construction-ready packages to the Project Manager, • Participate in internal handoff meetings with PMs, designers, and the production team, • Negotiate with subcontractors, vendors, and material suppliers for optimal pricing, • Continuously build and update a pricing database to ensure costs remain current YOULL LOVE THIS JOB IF YOURE • Happy & Positive: You bring energy, optimism, and trust to your interactions with clients, vendors, and teammates, • Detail-Oriented: You thrive on precision and take pride in creating organized, accurate processes and packages, • Proactive: Youre motivated to anticipate challenges, streamline workflows, and constantly improve daily functions by 1% WHAT YOULL NEED • 37 years of experience in project planning, estimating, or pre-construction within residential remodeling or related construction fields, • Strong knowledge of construction budgeting, drawings, permitting, and material/vendor coordination, • Proven ability to collaborate with designers, architects, vendors, and trade partners, • Excellent organizational and communication skills, • Working knowledge of Microsoft Office, construction scheduling software, and estimating tools, • Ability to manage multiple projects, prioritize deadlines, and deliver under pressure, • A degree in Construction Management, Architecture, or related field preferred HOW WELL MEASURE SUCCESS • +/-2% variance between estimated and actual project costs, • Less than 5% of scope-related change orders traced to planning omissions, • 95% of projects handed off with preliminary schedules, • Efficient project planning cycle times from contract review to signed contract, • Contribution to monthly revenue targets COMPENSATION RANGE $75,000$95,000 annually, depending on experience
