About the Role B&D is seeking an experienced Project Manager to serve as a school district’s day-to-day representative during construction for a portfolio of K-8 public school projects. This role blends hands-on field leadership with construction phase management, requiring strong judgment, proactive problem-solving, and the ability to guide multiple stakeholders toward shared outcomes. You’ll lead construction oversight for modernization and infrastructure projects across active school campuses—balancing schedule, cost, safety, and quality while keeping student protection and campus operations front and center. Responsibilities Serves as a school district’s primary representative during construction, responsible for both on-site field execution and overall construction phase management. 1. On-Site Presence & Field Leadership • Maintain a regular on-site presence at active construction sites., • Act as the first point of contact for field-related issues, conflicts, and decision-making., • Establish and maintain strong working relationships with contractors, inspectors, school site staff, and District personnel., • Provide hands-on leadership and real-time problem-solving in the field. 2. Construction Oversight & Execution • Oversee daily construction activities for compliance with approved plans, specifications, and District standards., • Monitor contractor staffing, sequencing, and productivity., • Identify constructability and field condition issues early and coordinate timely resolution., • Verify adherence to approved work hours, access requirements, and campus logistics plans. 3. Schedule, Phasing & Sequencing • Review, validate, and monitor contractor baseline schedules and updates., • Track daily and weekly progress against approved milestones., • Coordinate construction phasing to align with school calendars, testing periods, and special events., • Identify schedule risks and drive corrective actions in the field to mitigate delays. 4. Bidding, Budget, Cost & Change Management • Manage construction bidding including development of front ends, bid schedule management, bid leveling, and contracting., • Track construction costs against approved budgets., • Review and recommend approval of contractor pay applications., • Identify potential change conditions in the field and assist in defining scope, cost, and schedule impacts., • Review and validate change order proposals for accuracy, necessity, and field justification., • Support cost forecasting and risk identification throughout construction. 5. Quality Control & Inspections • Perform regular site observations to verify quality of workmanship and compliance with contract documents., • Identify deficiencies and non-conforming work as construction progresses., • Develop, track, and close rolling punch lists., • Verify readiness for substantial and final completion prior to recommending acceptance. 6. Safety, Student Protection & Campus Operations • Monitor contractor compliance with site-specific safety and student protection plans., • Ensure proper fencing, signage, access control, and separation of construction zones from occupied areas., • Immediately address unsafe conditions and escalate issues when necessary., • Coordinate construction logistics to maintain safe and functional school operations. 7. Coordination & Communication • Facilitate and participate in construction meetings, including weekly contractor meetings., • Serve as liaison between the District, design team, contractors, inspectors, and regulatory agencies., • Provide clear, timely communication regarding construction progress, risks, and issues., • Coordinate closely with the Program Management team to ensure consistency across projects. 8. Documentation, Reporting & Controls • Maintain accurate construction phase records, logs, and photo documentation., • Track RFIs, submittals, field directives, and inspection status., • Support reporting requirements for District leadership, Board updates, audits, and bond transparency. 9. DSA & Regulatory Coordination • Coordinate construction activities subject to DSA oversight., • Support on-site inspections, testing, and compliance activities., • Track and assist in resolving inspection comments and deficiencies., • Support documentation and processes required for DSA closeout. 10. Closeout & Turnover • Manage construction closeout activities, including punch list completion, final inspections, and documentation., • Verify delivery of as-builts, O&M manuals, warranties, and certifications., • Coordinate turnover to District staff and support post-occupancy issues as needed. 11. Program Integration & Continuous Improvement • Align construction activities with overall bond program goals and policies., • Support standardization of construction management practices across sites., • Participate in lessons learned to improve delivery on future projects., • Assist the Program Management team in maintaining consistent processes and expectations district-wide.What We’re Looking For Bachelor’s degree in architecture, construction management, urban planning, real estate, engineering, or a related field (preferred). * Minimum 5 years of DSA and public-sector construction experience. * Reliable transportation with the ability to work on site 3 days a week minimum, and up to 5 days a week during heavy construction periods. * Demonstrated experience managing multiple projects simultaneously. * Strong field presence with the ability to lead on-site execution and decision-making. * Experience with construction management and project controls tools (Procore preferred). * Solid understanding of budgets, schedules, contracts, and change management. * Excellent communication skills—written, verbal, and in group settings. * Strong organizational, analytical, and critical-thinking abilities. * Ability to work independently while collaborating within a broader program team. * Commitment to ethical practices, client service, and high-quality outcomes. * Reliable transportation for travel between District sites. This role's target base annual salary range is currently $110,000-140,000. Pay scales are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of several factors unique to each candidate, including but not limited to job-related skills, relevant education, experience, certifications, abilities of the candidate, and pay relative to other team members.
